GENERAL POSITION SUMMARY: The Project Manager is responsible for overseeing the day-to-day operations and property management services for eight (8) single family residences located throughout Big Bend National Park at the US/Mexico International Border.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Communicate and interact with the CBP Housing Office team and tenants in order to provide good customer service to the CBP mission critical personnel and their families.Coordinate all service activities of housing processes and procedures for CBP tenants.Perform daily service requirements and inspections (Monday through Friday) of the houses and property.Provide emergency HVAC standby services for immediate correction or repair.Ensure the performance of all tasks noted in the Statement of Work (SOW) in accordance with all applicable Federal and Texas laws, regulations, and codes; all specifications in applicable technical manuals; all manufacturer's guidelines, and all CBP directives.Use authority and responsibility to identify and commit resources required to support assigned efforts.Achieve operational objectives within set deadlines.Other tasks as needed to meet project, client, and IntegriWard contract goals.QUALIFICATIONS AND EXPERIENCE:
High school diploma or equivalent General Educational Development (GED) Certificate.Bachelor's degree in management or related field is preferred, but not required.Significant experience and highly knowledgeable in all aspects of project management.Texas HVAC certification/license required if performing HVAC work.Excellent oral and written communication skills and ability to interact with clients and resolve issues quickly.Ability to exercise independent judgment and discretion about matters of significance.Must have a working knowledge and comply with Occupational Safety and Health Administration (OSHA) regulations.Must possess a valid driver's license and driving history must meet company standards throughout employment.Must be able to pass a pre-employment drug screening and a background check as a condition of employment and to obtain access to federal property.WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Perform daily service requirements and inspections (Monday through Friday) of the houses and property.Perform preventative maintenance and repair of equipment, machinery, and structures.Diagnose equipment malfunctions and restore the equipment or system to normal operating condition.Complete work requests for services such as minor repairs, emergency lockout services, and/or replacement of equipment, materials, and supplies for general facility maintenance.Perform minor repairs to include changing of interior and exterior light bulbs, replacement and repair of ceiling fans, adjust and rehang doors, minor problems with toilets and faucets, paint touch-ups, and re-programming of the garage door openers and remotes.Maintain and repair structures to include roofing, concrete work, framing, cabinets, windows, and doors.Inspect HVAC systems and change filters to ensure proper operation. Provide emergency HVAC standby services for immediate correction or repair.Perform landscape maintenance of the plants, trees, and cutting of grass.Exhibit effective customer service skills by consistently communicating with Project Manager and tenants to ensure complete customer satisfaction experience. Perform other related duties and responsibilities as assigned.QUALIFICATIONS AND EXPERIENCE:
High school diploma or equivalent General Educational Development (GED) Certificate.A minimum of 3 years' experience in the General Maintenance field.Texas HVAC certification/license required if performing HVAC work.Must have plumbing knowledge and the ability to understand pipework, quality standard, and design. Must be able to understand and incorporate blueprints and technical manuals.Working knowledge of work practices, methods, processes, and skills in the general maintenance field..Must have a working knowledge and comply with Occupational Safety and Health Administration (OSHA) regulations.Must possess a valid driver's license and driving history must meet company standards throughout employment.Must be able to pass a pre-employment drug screening and a background check as a condition of employment and to obtain access to federal property.WORK ENVIRONMENT:
