    Purchasing Manager

    House Buyers of America is looking for a Purchasing Manager who will be responsible for bidding, managing and negotiating all contracts for our home renovations. This person will oversee all aspects of purchasing including developing detailed scopes of work and recruiting new contractors/ vendors. This is a 100% remote role.

    What you will do:
    Bid out and manage all contracts, submit invoices, track project budgets and work with Field Managers to ensure contractors are performing work per the contractNegotiate the lowest cost possible (national production builder pricing) and creatively source newer products to help lower costs and improve quality/ aesthetic appeal of our renovationsPartner with senior management to determine spec levelsDevelop detailed scopes of work and budgets for each renovation jobManage, train and fire General contractors and subcontractors.Constantly recruit new contractors and vendor relationships through networking and cold calls. Ensure contractors are properly registered prior to starting jobs.
    About you:
    You have 5+ years of purchasing experience with a major home builder and remodeling companyYou have excellent computer skills (including Microsoft Office)You have a Bachelor's Degree or higherYou understand and can speak some Spanish (nice to have)

    Manage acquisition and disposition transactions from contract ratification through settlementSupervise, train, and performance-manage Transaction Coordinators / Settlement ProcessorsEstablish, track, and manage KPIs for all team membersHire, supervise, train and mentor Transaction CoordinatorsDevelop and update all policies and procedures, including creating video and written training documentsEnsure all policies and procedures are being followedPersonally manage a portfolio of transactions while reviewing teamwork for accuracy and timelinesReview contracts, addenda, and HUD / Closing Disclosure statements for accuracyRequest loans for new acquisitions and coordinate with lendersManage construction loan draw requests in partnership with the Construction teamOversee all property listings, including procuring professional photography and virtual stagingEnsure high quality, accuracy, and completeness of all listings across MLS and other platformsEnsure the company CRM is updated consistently and accurately for all transactionsServe as the escalation point for transaction issues; push back and escalate with title companies, lenders, or other parties when needed to get resultsSolve complex transaction problems involving title defects, surveys, utilities, seller challenges, or other complicationsCoordinate closely with Sales and Construction teams to ensure smooth handoffs and timely closingsAssist with market expansion efforts, including sourcing and managing title company relationships and 3rd party brokersMaintain a high level of customer service for buyers, sellers, and partnersAssist with hiring and managing 3rd party property managers to manage our rental portfolioThrive in a fast-paced environment; availability may include evenings and weekends as needed
