    We have an opening for a collaborative and driven individual to join our team as a Project Manager. The Project Manager is responsible for driving the project to completion on-time, within budget, while providing an exceptional experience for our owners.


    Essential Duties and Responsibilities:

    • Responsible for full project ownership including, but not limited to:
    • Coordinate all activities with the Superintendent and project team.
    • Own all project finances and internal financial reporting.
    • Organize, understand, and maintain up-to-date contract documents.
    • Prepare the project construction schedule in conjunction with the Superintendent and required subcontractor input.
    • Coordinate the intent and implementation of the final project budget in conjunction with procurement.
    • Review and approve all subcontracts.
    • Approve master submittal schedule and submittal log.
    • Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
    • Receive, review, and help foster the resolution to project specific issues.
    • Support Project Superintendent with managing and maintaining project schedules.
    • Assist the Superintendent in implementation and coordination of Hourigan on-site quality control and safety procedures.
    • Oversee and management of all subcontractor Requests for Information and Requests for Proposal forms.
    • Manage the Owner Change Order Requests process.
    • Prepare and process all subcontractor Change Orders and associated budget revisions.
    • Prepare and distribute the monthly Owner Applications for payment.
    • Oversight of all project administrative logs and close-out activities.
    • Oversee RFI process.
    • Help drive the site-specific safety plan and the importance of a safety-first mindset
    • Comfortable managing multiple projects at varying stages within a lifecycle.
    • Manage a small team of employees, providing oversight, direction, and mentoring in accordance with Hourigan’s policies and procedures.
    • Foster and cultivate a team culture that aligns with Hourigan’s mission and values.
    • Participate in the Hourigan Safety and Health Management System (SHMS) by committing to safe work practices, raising concerns, attending, and applying safety and health training, and eliminating hazards within your capability and control and the help of safety staff.
    • Provide resources and support to ensure positive safety and health outcomes in line with the Hourigan SHMS.


    Qualifications and Experience:

    • B.S. in Construction Management, Engineering, or related field position or equivalent combination of education and experience.
    • At least 5-7 years of general contracting experience
    • Extensive experience and knowledge of Construction estimating, means and methods, accounting, document administration, and a thorough understanding of industry practices.
    • Application of LEED certifications is preferred.
    • Excellent communication and interpersonal skills required.
    • Experience with scheduling software, Textura, Procore, and Bluebeam preferred.
    • Previous experience managing employees preferred.

The Preconstruction Services Manager would prepare complete budgets and estimates for assigned project(s) of varying size and complexity, from conceptual estimates to hard bid work. This role would also act as primary point of responsibility for a project during the preconstruction phase.

    Essential Duties and Responsibilities:

    • Review proposal specifications and drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of budget and estimate.
    • Prepare and analyze cost models from conceptual phase to hard bid scenarios.
    • Perform complete quantity takeoffs of a project and apply corresponding budget pricing based on historical data to develop cost models and estimates.
    • Prepare bid packages, obtain pricing from subcontractors and material vendors, and analyze pricing from subcontractors and material vendors.
    • Negotiate, draft, and award subcontracts.
    • Work collaboratively within a team to deliver best-in-class preconstruction services, including budgeting, constructability reviews, and value engineering.
    • Coordinate total estimating effort relevant to specific bid/project as assigned.
    • Collaborate with Client Solutions and Operations team to ensure complete and accurate preparation of proposals, budgets, and presentations to clients.
    • Assure that potential risk factors have been evaluated and reviewed with senior management.
    • Keep current on changes and trends in methods of construction and materials, construction costs, wage rates, and working rules. Research, review and suggest new materials and methods to apply to projects as required.
    • Interface with Owner, A/E, subcontractors, and other team members to build lasting relationships and provide superior customer service.

    Essential Duties and Responsibilities:

    • Has the independent responsibility to manage all field activities for small and medium sized projects of normal complexity.
    • Ensures the proper performance of all subcontractors in both quality and timeliness of their work.
    • Perform and coordinate all duties in conjunction with the duties of the Project Manager.
    • Perform all project start-up and close-out activities.
    • Thoroughly understand, organize, and maintain all project contract documents on a regular basis.
    • Assist the Project Manager with preparation of the project construction schedule in conjunction with input from the required Subcontractors.
    • Manage the schedule to timely and successful completion.
    • Coordinate implementation of the final project budget with the Project Manager.

    • Co-conduct regular Subcontractor coordination meetings with the Project Manager.
    • Prepare and distribute all necessary project administrative documents including, but not limited to: daily reports, 3-week look ahead schedule, incident reports, safety inspection reports, material delivery tickets, investigation reports, etc.
    • Identify and resolve all on-site project-specific issues in conjunction with the Project Manager and escalate the necessary issues up to the appropriate person.
    • Implement and enforce all required Hourigan on-site Quality Control procedures.
    • Implement and enforce all required Hourigan on-site Safety and emergency procedures.
    • Participate in the Hourigan Safety and Health Management System (SHMS) by committing to safe work practices, raising concerns, attending and applying safety and health training, and eliminating hazards within your capability and control and the help of safety staff.

    • Collaborate on RFP package development, defining scopes of work, and trade buyouts with the Preconstruction team.
    • Coordinate the intent and implementation of the final project budget in conjunction with procurement.
    • Review and approve all subcontracts.
    • Approve master submittal schedule and submittal log.
    • Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
    • Receive, review, and help foster the resolution to project specific issues while ensuring alignment with client objectives.
    • Assist the Superintendent in implementation and coordination of Hourigan on-site quality control and safety procedures.
    • Oversee and management of all subcontractor Requests for Information and Requests for Proposal forms.
    • Manage the Owner Change Order Requests process.
    • Prepare and process all subcontractor Change Orders and associated budget revisions.
    • Prepare and distribute the monthly Owner Applications for payment.
    • Oversight of all project administrative logs and close-out activities.
    • Help drive the site-specific safety plan and the importance of a safety-first mindset
    • Comfortable managing multiple projects at varying stages within a lifecycle.
    • Manage a small team of employees, providing oversight, direction, and mentoring in accordance with Hourigan’s policies and procedures.
    • Foster and cultivate a team culture that aligns with Hourigan’s mission and values.
    • Participate in the Hourigan Safety and Health Management System (SHMS) by committing to safe work practices, raising concerns, attending, and applying safety and health training, and eliminating hazards within your capability and control and the help of safety staff.
    • Provide resources and support to ensure positive safety and health outcomes in line with the Hourigan SHMS.


    Qualifications and Experience:

    • B.S. in Construction Management, Engineering, or related field position or equivalent combination of education and experience.
    • At least 5-7 years of general contracting experience, particularly in data centers or mission-critical projects.
    • Extensive experience and knowledge of Construction estimating, means and methods, accounting, document administration, and a thorough understanding of industry practices
    • Application of LEED certifications is preferred.
    • Excellent communication and interpersonal skills required.
    • Experience with scheduling software, Textura, Procore, and Bluebeam preferred.
    • Previous experience managing employees preferred.
