    Description

    The Project Manager is responsible for managing the schedule, budget, quality, safety and relationships of a construction project in partnership with the Superintendent. This position plans and coordinates all aspects of the construction process to effectively manage the risk at hand. This includes managing subcontractors, contract negotiations, client expectations, dispute resolution, estimating/pricing, material procurement and schedule production.

    Responsibilities:
    Attend planning meetings and project status meetings.Develop and maintain the project plan by producing summary status reports, issuing monthly projections, and change orders, change proposals/pricing for both the owner and the subcontractor(s), creating/monitoring pay applications and cash flow in an effort to manage the budget.Develop all project administration, correspondence, letters etc.Develop industry relationships and expand professional networks that have potential to generate future sales opportunities.Maintain a complete understanding of job contract and contract documents.Maintain the Job Cost Report, ledgers, and budget.Oversee the work of assistant project managers and participates in delivering training for other project and some field staff.Manage all submittal approvals, RFI's, RFP's, SWA's, EWO's, PCO's, Material Procurement.Coordinate delivery of material and supplies to job sites.Initiate, organize, and attend project meetings with appropriate members of the project team and ensure that meeting agendas and meeting minutes are produced and distributed to attendees and other necessary parties.Attend owner and project meetings, maintain continuous client contact to gauge performance perceptions and communicate relevant information to Project Team.Cultivates and maintains a strong relationship with current and potential clients.Ensures all contract files are set up properly, contract reporting is timely and accurate and no contract activity goes unbilled.Implement and ensure that the project closeout process is done on each job, which includes an electronic file with all necessary documentation included and in an organized and standardized fashion.Keeps abreast of competition, area growth trends, market studies and other circumstances of possible impact on regional operations.     Requirements:
    Bachelor's Degree in Building Science, Construction Management, Civil Engineering or related field required5-8 years of experience in large, complex facility construction and on-site experience in the management of new construction and the renovation of existing assets required. Healthcare construction experience preferredDetailed knowledge of the construction process, budgeting, accounting and procurement in order to manage a construction project requiredComputer skills including MS Office and scheduling software such as Suretrak, Project, P6, Procore, Revit, VICO or equivalent requiredLEED Accreditation preferredValid Driver's License required

    Responsibilities:
    Assist Superintendents with monitoring of the project schedule and budget and work with superintendents to maintain and update. Coordinate with the subcontractor's office for recovery plans where necessary, meet regularly with staff and subcontracts to discuss progress, obstacles, challenges and assist in removing barriers to completing work. Assist in coordinating daily operational objectives, timelines, and goals. Coordinate inspections and participate in the examination and inspection of work progress, equipment, and construction sites to verify safety and to ensure that specifications are met. Read construction documents to determine construction requirements or to plan procedures. Record and maintain information and produce reports such as personnel, production, project logs, status and other operational data. Assist in making decisions regarding start up/shut down issues on assigned projects and instruct crew members accordingly. Conduct periodic job site safety inspections and audits. All field position are ultimately responsible for all actions occurring on job site and ensuring safe working conditions for all. Ensure that all assigned projects are built in the highest quality, according to plans and specs provided. Represent Hoar in job site progress meetings or any other meetings as requested or needed. Act as jobsite superintendent in absence of normal jobsite superintendent. Create and maintain good working relationships with customers and suppliers to keep smooth flow of operations. Communicate clearly and consistently with all parties involved regarding deliveries, and general job progress, etc. Assist in coordination and management of all workforce needed to complete assigned projects. Clearly communicate goals and expectations to crew members, including but not limited to, allotted work hours, amount of work to be completed, schedule, etc.

    The Project Safety Manager is responsible for overseeing the administration of the company Health and Safety Program (HSP) and contractual safety requirements to prevent and correct unsafe working conditions at the project level.

    Responsibilities:

    Provide company leadership and direction as it relates to all areas of safety and training.

    Assist in the development and implementation of the Health and Safety Program (HSP).

    Coordinate and conduct regular work area inspections, assessments, surveys and program evaluations to identify potential hazards and for compliance with all applicable safety and health regulations and contract requirements. Regular review jobsite conditions as they pertain to OSHA, ICRA and public protection. Conduct follow-up inspections and track risk/hazards/discrepancies in accordance with company Health and Safety Program (HSP).

    Document safety inspections, prepare and distribute reports and follow-up with project team for corrective actions that have been implemented and documented.

    Keep Superintendent abreast of potential areas of risk and identify cost effective solutions to mitigate.

    Coordinate with project team and participate in pre-construction meetings when requested to analyze risk and support project team to effectively identify and plan to mitigate risk.

    Conduct comprehensive safety training with field employees corresponding to work tasks (e.g., fall protection, scaffolding, etc.) to promote safety awareness with field staff and project personnel. Conduct or facilitate safety training to promote safety awareness with staff and project personnel.

    Assist project team in investigation of all incidents (WC/GL/Near Miss/etc.) and document properly. Assist in implementation of corrective actions as it relates to the incident. Participate in the Injury Review Process. Coordinate and support the Corporate Claims department for all injuries and incidents at the project.

    Maintain complete and accurate records as required. Carry out assigned tasks and project to completion with minimal supervision. Be able to work independently and with multiple tasks. Maintain the confidential nature of safety issues.

    Establish and maintain effective working relationships with employees at all levels and with external entities (i.e., OSHA, EPA, DOT, etc.).

    Audit the pre-task safety analysis process for accuracy and depth.
