    Job Description

    Turner & Townsend Heery are seeking an experienced Senior Project Manager to join our team in support of our clients large scale construction project. The ideal individual will have prior experience supporting large-scale facilities construction projects.  

    Responsibilities

    Provides overall management and administration of pre-design, design, and construction, commissioning and close-out services.Confirms that appropriate project authorization and funding is in place before activities begin; prepares cash flow projections and monitors financial performance.Oversee the acquisition and receipt of capital equipment and coordinates with clients for move-in and start-up.Projects can generally be located in College Park or other USM institutions throughout the state.Administers the process of selecting design professionals, consultants and contractors to design and construct capital projects.This includes preparing scopes of work, soliciting services, evaluating credentials and interviewing potential contractors, evaluating references and past performance, and negotiating fees and services.Provides leadership to various individuals associated with each capital project.Manages and/or coordinates activities of technical discipline team members, specialty consultants, construction inspectors, and project support staff.Partners with planners during scope development, cost estimates and project scheduling and may assist maintenance and operation staff with warranty compliance.Works closely with client representatives on a day-to-day basis.Ensures that safe working practices are followed during construction.Provides overall project cost control, schedule management and quality assurance for projects from the pre-design phase through project closeout.Anticipates potential problems that may jeopardize project success and identifies alternative solutions.Assures that projects adhere to approved scope, are completed within budget, on schedule and at the prescribed level of quality.Maintains project records and produces various reports.Maintains critical project information in an automated project management system on a continuous basis.Other duties as assigned.Qualifications

    Education:

    A Bachelor’s degree in Architecture, Engineering, or Construction Management or related field.Master's degree preferred.

    Experience:

    Minimum of ten (10) years of related experience managing large new and renovation projects multiple projects (over $20M) throughout all design and construction project phases and managing A/E consultant services and construction administration.Demonstrate experience in a similar role in up to ten (10) projects.

    Required Skills, Knowledge and Abilities (SKAs):

    Possess knowledge of sound design and construction management practices and principles through all phases of work (planning, estimating, scheduling, inspection and financial closeout.Ability to manage and coordinate design and construction projects with minimum supervision.Experience in grading design and earthwork with site design construction knowledge.Ability to effectively communicate (in oral and written form) and to use a computer for email, correspondence, reports, spreadsheets and automated project management systems.Ability to create management reports.Ability to coordinate work with customer departments, campus administration,designers, other project managers, government agencies, and other service and support agencies.Ability to manage project finances, make and review estimates, negotiate contractchange orders with A/E firms and contractors, and to develop and managevalue-engineering efforts.Ability to perform contractor and A/E evaluationsAbility to review construction drawings and specifications for constructability.Knowledge of national, state and local codes and regulations applicable to the design and construction of site work (horizontal) projects.Ability to function in a team-oriented environment, taking on new tasks with enthusiasm and energy.

    Preferences:

    Professional registration, LEED accreditation, LEED project experience and experience working on projects that use BIM.

    Additional Information

    The salary range for this full-time role is $140K-$155K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.  Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.

    Turner & Townsend/ Heery is seeking a Project Manager to support the planning and execution of real estate government facility projects. The ideal candidate has hands-on experience managing construction projects, strong organizational skills, and the ability to work cross-functionally in a fast-paced environment.

    The PM would need to be a motivated and strong manager that is able to manage multiple projects ranging from $50K-$2M.

    The Sr Project Manager- Technology Infrastructure Lead (Construction)  is a Technology & Digital Experience (TDE) role working on a construction owner’s representative team dedicated to supporting Planning & Development capital projects (construction related) for our client through technical coordination, infrastructure integration, design review, construction support, and implementation readiness activities.

    This position serves as the primary client interface between TDE and project delivery teams, helping identify technology-related risks, infrastructure conflicts, constructability concerns, operational impacts, and implementation requirements throughout planning, design, construction, testing, and turnover.

    The role is intended to strengthen project delivery by providing technically informed review and coordination while ensuring alignment with TDE standards, operational requirements, and long-term supportability.     Issue Management and Reporting

    Provide estimate and cost planning to include producing and presenting the final cost plan. Ability to estimate at conceptual, programming and detailed level. Perform accurate quantity surveys for all types of construction systems and materials.Assist with the preparation of detailed cost estimates for all types of projects.Assist in providing feasibility studies and using the application of parametric benchmark cost data. Provide reasoned and rational cost advice on elements of cost estimating and planning. Understand local market rates and project nuances Contribute to benchmark library and advise on accuracy of cost advice and estimates received from external parties. Provide benchmarking studies, analysis of cost data and presentation of data in reports. Undertake cost assurance of third-party estimates, report writing and presentation. Ability to perform all aspects of procurement, including managing the pre-qualification stage, produce bid list, bid analysis, produce bid report, and compile contractual documents. Participate effectively with post contract cost variances and the change control processes. Review proposed change documents and pricing as assigned.Provide project document constructability reviews.Attend meetings as assigned.Make site visits with project/construction management as appropriate.Manage cost checks and carry out valuations on larger projects, and ensure timely and accurate cost checking, and valuation process. Produce monthly cost reports and present to clients. Provide input into value engineering and options analysis. Maintain liaison with client and other consultants at all projects stages. Identify opportunities to develop new business with existing clients and report such opportunities to appropriate line manager and utilize marketing database. Identify improvements for cost estimating procedures, templates, and products, and refer ideas to appropriate line manager. Performs work in a safe manner and actively encourages others to comply with safety rules and regulations. SOX control responsibilities may be part of this role, which are to be adhered to where applicable.Qualifications

    Thorough knowledge of modern procurement policies, procedures, and practices.Thorough knowledge of sources of supplies and services, prices, and market conditions and trends.Thorough knowledge of the needs of vendors and contractors for information as a basis for providing pertinent, informed, and meaningful bids and proposals.Considerable ability in evaluating and developing improvements in procurement practices and procedures and administrative arrangements and staffing for their conduct.Considerable ability in written and oral expression.Ability to establish and maintain effective work relations with colleagues, vendors, suppliers, and served agencies.

    Education and Experience

    Graduation from an accredited four-year college or university with major course work in business administration, finance, or a related field.Thorough technical experience in large-scale procurement of diverse architectural, engineering, and construction services.

    Additional Information

    The salary range for this full-time role is $110K-$145 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.  Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
