Job Overview:
The Maintenance Technician will be responsible for managing the day-to-day condition and functionality of the building(s). The Maintenance Tech will be responsible for reviewing and scheduling tenant placed Work Orders. The maintenance tech will have a deep knowledge of a variety of "handyman" skills in various disciplines, including plumbing, electrical, painting, and other repair skills. The Maintenance Tech may be required to provide support to other local projects that are in the development or construction phase.
Responsibilities:
Prepares make ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.
Responds to resident requests in a timely manner and with a professional attitude.
Maintains grounds, common areas, and dog park amenities to keep clean, operational, and safe for our residents.
On call scheduling may be required to respond to after hour emergencies.
Troubleshooting and assessing maintenance-related issues
Conduct basic patching and painting repairs
Conduct basic plumbing repairs such as faucet repair/replacement, wax ring replacement, toilet repair/replacement, and the snaking of clogged drains
Conduct basic electrical repairs such as replacing outlets and switches, light bulbs and light fixtures
Complete work order paperwork with details on repairs performed
Communication with Property Manager on status of Work Orders
Perform any other related duties as required or assigned.
Requirements:
3+ years of experience in property maintenance or equivalent maintenance-related fieldwork (Hands-on experience with basic plumbing, carpentry, electrical, heating & air conditioning, landscaping and cleaning)
Must have a valid driver's license
Must furnish your own basic tools
Ability to professionally and effectively interact with residents, staff and outside agencies
Ability to work independently and multi-task
Physically capable of doing assigned jobs - Walking, lifting, bending, comfortable on a ladder
Availability for on-call activity during off-hours for urgent needs
Education:
High School diploma, GED, Trade, Technical, or Vocational School or equivalent
Position Type:
Full-Time; May be required to work after hours for emergencies
