    Job DescriptionJob DescriptionGordon Management is a local family-owned development company seeking a Commercial Construction Manager. Construction projects will include multi family residential, retail facilities, office space, fit-ups, storage facilities, hotel renovations, demo/rehabs, among other projects.

    The Construction Manager will administer the construction process from concept to close out in close communication with the team to ensure projects are completed in a timely and cost-effective manner.

    Specific Duties & Responsibilities:

    Communicate and coordinate with Owners, Architects, Engineers, Contractors, Staff, Municipalities, and other related individuals.Oversees total on-site construction efforts to ensure project is constructed in accordance with design, budget, and schedule.Maintain project records.· Buys out or assists in buyout, develop, monitor, update and publish submittal schedule, project schedule, material status reports, milestones and close out requirements.

    Generate and approve contracts, scope, change orders, purchase orders and payment applications.Maintain Vendor Relationships including support documents, i.e. insurance.Coordinate and participate in on-site project meetings and progress meetings and perform job site inspections.Participate in resolution of construction issues.Review documents for code compliance and constructability.Perform close out tasks, participate in final inspection, issue certificate of occupancy/compliance.Assist during the design phase as required.Maintain safety procedures.Travel to job sites.Performs other duties as directed.Skills

    · Effective communication and written skills.

    · Fundamental understanding of construction practices and construction management practices and procedures.

    · Ability to understand contract documents, read plans, and layout.

    · Strong technology skills, including Microsoft Office and project management applications.

    · Ability to work with minimal supervision.

    · Ability to work effectively in a team environment.

    Overview:
    The Maintenance Technician Repair is responsible for ensuring all aspects of property maintenance meet or exceed established standards. This includes maintaining units, common areas, building exteriors, and grounds, as well as addressing service requests promptly. The role also focuses on asset preservation and delivering exceptional service to residents while upholding company guidelines.
    Essential Duties and Responsibilities

    General Maintenance & Repairs
     Perform routine preventative maintenance and repairs on HVAC systems, plumbing, electrical components, and appliances. Complete carpentry tasks such as drywall repair, painting, and general upkeep. Troubleshoot and resolve maintenance issues in both individual units and common areas.Provide superior customer service while maintaining a professional demeanor when interacting with residents, coworkers, and the public.Property Inspections
     Conduct regular inspections of common areas, amenities, and building systems to identify maintenance needs. Maintain detailed records of inspection findings and completed work. Keep grounds, common areas, and building exteriors clean and free of debris or safety hazards to ensure excellent curb appeal. Respond to work orders by accurately assessing issues and completing necessary repairs.Resident Service Requests
     Address and resolve resident service requests in a timely, professional manner, including electrical, HVAC, plumbing, and appliance repairs, as well as carpentry and other building fixture maintenance. Communicate effectively with residents regarding repair status and estimated completion timelines. Prepare apartments for market readiness, including painting, drywall repair, carpentry, carpet cleaning/repair, general repairs, and housekeeping. Complete unit turns promptly, reporting additional findings to the Maintenance Supervisor and Property Manager.Safety & Compliance
     Ensure all work complies with company policies, local building codes, and safety standards. Follow proper safety procedures, use personal protective equipment, and report any hazards or potential safety risks. Maintain compliance with local, state, and federal regulations, including fair housing laws.Emergency On-Call Duties
     Troubleshoot and resolve urgent maintenance issues with minimal supervision.Participate in the on-call rotation schedule to address emergency maintenance outside normal business hours. Attire & SOP
     Wear appropriate attire (e.g., khakis, boots, collared shirt) as outlined by company policy. Company-provided clothing may be worn if available. Adhere to all Standard Operating Procedures (SOPs) and company manuals.

    MAINTENANCE TECHNICIAN - ADDITIONAL REQUIERMENTS: 

    ·         Basic knowledge of tools.·         Ability to lift objects weighing 50 lbs. without the assistance of tools or devices. ·         Must be physically able to climb ladders, bend, or crawl into awkward spaces. ·         Must have a valid, clean driver’s license. ·         Ability to operate and maintain a company vehicle. ·         Ability to multi-task, establish priorities. ·         Maintain professionalism while in contact with residents and employees. ·         Communicate and react with a sense of urgency. ·         Ability to work independently. ·         Ability to maintain a positive relationship with coworkers and supervisors. ·         Ability to use a smart phone and software apps. ·         Drug and background check required.  MAINTENANCE TECHNICIAN - SKILLS: 
    Entry Level Acceptable and Skills will be Developed.

    ·         Basic appliance repair plumbing, electrical, painting/patching, and carpentry skills. ·         Knowledge of tools and machinery and how to properly maintain and operate them, as safety is a priority.   Read Less
