What You'll Do
As a Project Manager, you'll oversee multiple commercial construction projects from preconstruction through closeout. Typical projects range from $100,000 to $5 million under various negotiated and on-call contracts.
Responsibilities include:
Manage project budgets, schedules, quality, and client expectationsLead project teams including superintendents, subcontractors, architects, and consultantsEstimate and bid on negotiated and on-call workReview drawings, specifications, contracts, and scopes of workPrepare subcontracts, purchase orders, change orders, and pay applicationsMonitor project costs and forecastingManage project documentation in ProcoreBuild and maintain strong client relationshipsLead project meetings and communicate project statusEnsure projects are completed safely, on schedule, within budget, and to Gilmore's quality standardsSupport project closeout, warranties, and client satisfactionWhat We're Looking For

Required Qualifications
5+ years of experience as a Commercial Construction Project Manager10+ years of commercial construction experience preferredBachelor's Degree in Construction Management or related fieldExperience managing multiple commercial construction projects simultaneouslyStrong understanding of commercial construction means and methodsExperience with estimating and bidding projectsProficiency with Procore and Microsoft OfficeExcellent communication and leadership skillsStrong financial management and budgeting experienceOSHA 30 Certification (or ability to obtain)Preferred

Support development and maintenance of building information models using Revit and Navisworks under senior BIM/VDC staff guidanceAssist with clash detection and facilitate coordination meetings across trades including structural, MEP, and civilMaintain model accuracy by incorporating RFIs, submittals, and approved changesConduct or assist with field quality control walks, documenting site conditions against models and drawingsSupport as-built documentation and track project progress using platforms such as ProcoreOperate scanning, layout, and photo-documentation equipment including LiDAR reality capture and robotic total stationsTroubleshoot BIM/VDC software and hardware issues on siteAssist with the rollout of digital workflows and tools including tablets, apps, and model viewers to field staffPrepare clear visual reports and coordination summaries for project teamsCommunicate professionally with subcontractors, inspectors, and design teams regarding model-related inquiriesMaintain organized project documentation across cloud-based platforms
Required Qualifications
Associate's or Bachelor's degree in Construction Management, Architecture, Engineering, or related field; or equivalent experienceFamiliarity with Revit and/or Navisworks preferred; strong willingness to learn requiredBasic understanding of construction drawings and building systemsStrong attention to detail and organizational skillsComfortable dividing time between office/model work and active job sitesValid driver's license with ability to navigate active construction environments using required PPE
