The Preconstruction Coordinator is responsible for coordinating the estimating functions of the preconstruction department under the direction of the Director of Preconstruction and senior estimating staff. He or she is responsible for interfacing with subcontractors, suppliers and A/E firms in a professional manner. Establishes and maintains documents for estimating department. Distributes and tracks construction documents for bids. Informs subcontractors of upcoming bids, bid dates, and addenda. Understands subcontractor scopes of work along with project drawings and specifications as they relate to divisions of work. Needs to be proactive, highly organized, able to multi-task, detail oriented, and display professional behavior in all communications to clients and staff. Motivated and enthusiastic to always collaborate and demonstrates the ability to be flexible yet be able to meet changing deadlines without disruption.     POSITION SUMMARY

    The Estimator is responsible for supporting the preconstruction team in preparing accurate and competitive bids for prospective construction projects. The Estimator performs detailed quantity takeoffs, solicits pricing from subcontractors and material suppliers, and compiles cost estimates under the guidance of the Director of Preconstruction. The Estimator coordinates with the design team and owner to clarify scope and gather necessary information to complete proposals. In addition to preparing bid packages, the Estimator maintains current cost data and pricing trends. The Estimator contributes to the overall success of the preconstruction process by demonstrating strong analytical skills, attention to detail, and the ability to manage multiple deadlines in a fast-paced environment.

    ESSENTIAL RESPONSIBILITIES

    Participate in preconstruction meetings, site visits, and subcontractor engagement events.Perform detailed quantity takeoffs using on-screen takeoff (OST) software and enter data into estimating software.Collaborate with the team to complete takeoffs and other assigned estimating tasks.Initiate and maintain communication with subcontractors to encourage bid participation and obtain competitive pricing.Develop and issue bid packages to subcontractors and material suppliers in alignment with project requirements.Assist the Director of Preconstruction and Preconstruction Managers in identifying qualified subcontractors and maximizing bid coverage.Coordinate bond and insurance documentation for bid submittals.Ensure bid packages are accurate, complete, and submitted in a timely manner.Support the Preconstruction Coordinator in updating and maintaining the subcontractor database.Manage assigned specification divisions on bid day and ensure coverage across all scopes.Review and analyze subcontractor and supplier quotes to verify scope alignment and completeness.Distribute project addenda to all relevant subcontractors and suppliers.Upload and manage updates to bid documents in project systems.Populate and maintain scope sheets to assist the bid team in evaluating proposals and scopes of work.Prepare bid day top sheets in Excel for internal coordination and summary of pricing.Assemble and deliver turnover packages to project management upon award of successful bids.Complete post-bid submittals and documentation as required.Provide general support to the Director of Preconstruction and Preconstruction Managers as needed.Represent Gibbs Construction professionally in all external interactions within the industry and community.Maintain a positive image and participate in local and industry-related events to support company visibility.Perform other duties as assigned.

    QUALIFICATIONS

    Education & Experience

    Bachelor of Science degree preferred in Construction Management, Engineering or Architecture3+ years of experience and/or training in the construction field

    Computer Skills

    Proficient personal computer skills including Microsoft Office Suite, Bluebeam, etc.Knowledge of or experience with project management software, scheduling software, and estimating software

    POSITION SUMMARY

    The Project Engineer (PE) is responsible for assisting the Project Manager and Superintendent with the administration of contracts to facilitate project completion. PE is the primary point of contact for the project team for quality control and document control. The PE assists the project manager (PM) in cost and schedule control; the PE assists the superintendent in safety control. PE liaises with the design team and owner to maintain clear paths of communication and a complete project record. In addition to active project responsibilities, the PE contributes to preconstruction efforts on prospective projects

    KEY COMPETENCIES

    Preconstruction Support

    Assist in soliciting bids, preparing quantity takeoffs, and reviewing constructability.Support site logistics and phasing plans.Prepare scope sheets, tabulate bids, and assist with post-bid documentation.

    Schedule Management

    Assist the PM and Superintendent in developing and updating the project schedule.Coordinate schedule input from subcontractors and suppliers.Track progress and maintain scheduling logs and records.Organize and document coordination meetings.

    Cost Control

    Support the PM in managing change orders.Distribute change documentation, perform takeoffs, and help develop cost projections.Solicit pricing and prepare change proposals.

    Document & Quality Control

    Prepare and maintain logs for submittals, RFIs, and drawing revisions.Assist in reviewing and coordinating shop drawings and submittals across trades.Maintain meeting agendas, minutes, and project photo/video documentation.Ensure timely submittal and approval of closeout documents.

    Field & Quality Oversight

    Conduct preparatory meetings and initial inspections for each trades work.Track and document punch list progress and quality assurance requirements.Facilitate and document testing and inspections.

    Safety & Compliance

    Support the Superintendent in conducting safety inspections and ensuring documentation.Promote adherence to site safety protocols and reporting requirements.

    General Responsibilities

    Assist the Project Manager and Superintendent as needed to meet project goals.Perform additional duties as assigned.

    QUALIFICATIONS

    Education and Experience

    POSITION SUMMARY

    The Superintendent is responsible for coordination of all field activities in order to complete the project safely, on time, in budget and per plans and specs. Coordinates, plans, and supervises assistant superintendents, contractors and/or craft activities in a particular discipline. Maintains liaison with other departments to ensure all required material, equipment and inspections support the project schedule. This position will require some night-time work.


    ESSENTIAL RESPONSIBILITIES

    Supervises, coordinates, or schedules all field activity, including initial and ongoing mobilizations to the job site in
    accordance with SOP
    Verifies insurance requirements on project subcontractors and assists with required safety documentation prior to
    subcontractor beginning work
    Coordinates scheduling for all project activities in conjunction with Project Manager and subcontractors
    Schedules and coordinates work activities with all construction project activities to keep project on schedule
    Manages activities of subcontractors and vendors/suppliers to ensure timely completion of project
    Maintains and updates two-week look ahead, & overall project schedule with PM & project participants
    Works closely with Project Manager to determine measures required to stay within budget, (time, scope & quality)
    Orders required materials or supplies; ensures purchase orders are accurate and drays are coded and submitted in a
    timely manner to facilitate timely construction
    Monitors and maintains all tools and equipment used on the project
    Posts and communicates required and important information such as plan and specification changes, permits,
    emergency information, etc.
    Executes daily reports and records information such as personnel, production, or operational data on specified forms
    or reports daily and timekeeping accurately recorded
    Supervises work of workers through the planning and scheduling of work, and the review and approval of tasks with
    subcontractors, superintendent and foremen
    Conducts QC preparatory meetings for each definable feature of work, regularly checks work status and
    craftsmanship and ensures that project specifications are met and complied with
    Schedules and secures necessary documentation for all required tests and inspections and quality control
    requirements
    Reviews the contract, project site, construction plans, and specifications to gain a full understanding of project scope,
    time and budget
    Examines and inspects work progress, equipment, and construction sites to verify safety; ensures required health and
    safety information, JHAs are performed and properly documented. Implements corporate safety plan at jobsite level
    Conducts weekly safety meeting and documents topic on safety meeting form
    Conducts daily safety walk through of project
    Assists and conducts near misses and accident investigations
    Other duties as assigned


    PREFERRED QUALIFICATIONS


    EDUCATION AND EXPERIENCE
    Bachelors degree in Construction Management preferred
    Three to 10 years of related experience and/or training in the construction field
    Exposure to layout, QC and like construction skills helpful


    COMPUTER SKILLS

    Basic personal computer skills
    Specific software used includes, Office (Word, Excel, Outlook)


    CERTIFICATE/LICENSES
    First aid and CPR Certificate
    OSHA 10 or 30-Hour Certificate
    OSHA Training pertaining to scaffolds, steel erections, fall protection, excavations and electrical safety


    PHYSICAL DEMANDS

    The physical and mental demands of this position must be met by an employee to successfully perform the essential functions of this job.     POSITION SUMMARY

    The Project Manager (PM) is responsible for project planning and controls to ensure each project is completed safely, on time, in budget, and per plans and specifications. Essential responsibilities include contracting, coordinating, planning, scheduling, and reporting.     Review contracts, site conditions, and plans to understand project scope.Develop project budget using estimator input and schedule analysis.Assist with constructability reviews, logistics planning, and buyout.Lead preconstruction meetings and obtain necessary permits and insurance.

    Scheduling & Coordination

    Develop and maintain the project schedule with input from the Superintendent and trade partners.Coordinate project activities to ensure timely progress.Lead weekly trade partner meetings and support daily scheduling.

    Contract & Documentation

    Manage project budget, approve costs, and track projections.Execute and price change orders.Prepare monthly billing and financial reporting, including Monthly Project Reviews (MPRs).Establish and update the schedule of values.

    Team & Leadership

    Supervise and mentor Project Engineers and support staff.Collaborate with senior leadership on project oversight and staffing.Support Superintendent in work planning and schedule execution.

    Quality, Safety & Closeout

    Ensure compliance with quality standards and contract requirements.Oversee punch list completion and project closeout documentation.Promote jobsite safety, ensure weekly safety meetings, and document incidents and compliance.

    General Responsibilities

    Maintain clear communication with owners, trade partners, and design teams to resolve issues.Represent the company professionally.Perform other duties as assigned.

    QUALIFICATIONS
