• Track multi-layered business plan progress across finance, property management, and capital
improvement workstreams, identifying issues and opportunities and bringing recommendations to senior leadership.
• Monitor property performance against underwriting assumptions and budget, building the analysis that drives strategic decisions.
• Support hold/sell analysis and disposition strategy for portfolio assets approaching the end of their
investment horizon.
Drive Financial Performance
• Forecast future cash flows, distributions, and returns for assigned assets using dynamic financial models.
• Own budgeting, forecasting, and variance analysis for your portfolio — identify deviations, understand
the drivers, and present clear recommendations.
• Prepare monthly and quarterly financial reports, NOI analyses, and KPI dashboards for regional leadership and firm principals.
• Analyze leasing performance, loss-to-lease capture, rent growth, and market positioning — then
translate findings into actionable strategy.

• Monitor occupancy, leasing velocity, renewal rates, and expense management across your assets
relative to budget and market benchmarks.
• Travel regularly to portfolio properties to conduct site visits, meet with management teams, and assess asset performance firsthand.
Support Capital Projects & Value-Add Programs
• Coordinate with the Director of Multifamily Capital Projects on renovation programs, capital improvement scopes, and repositioning initiatives.
• Track capital project budgets and timelines against underwriting assumptions and flag variances early.
Contribute to Acquisitions
• Assist the acquisitions team with underwriting, due diligence, and operational assumption development for new investment opportunities.
• Support onboarding and transition of newly acquired assets into the asset management platform.
• Bring market intelligence from your day-to-day asset management work to inform acquisition strategy.
WHAT WE'RE LOOKING FOR
Experience & Education
• 3–5 years of experience in multifamily asset management, real estate private equity, or a related investment role.
• Demonstrated track record executing asset-level business plans and conducting financial analysis for
multifamily properties.
• Exposure to large multifamily portfolios and value-add investment strategies strongly preferred.
• Experience in California, Florida, and/or Texas markets a plus.
• Bachelor’s degree in Finance, Real Estate, Business, or related field required. MBA or MSRED a plus.
• CPM or CCIM designation a plus.
Skills & Strengths

• A self-starter who operates with minimal oversight and takes ownership of your portfolio.
• Ability to quickly analyze real-time data and make business plan recommendations in a fast-paced, entrepreneurial environment.
• Exceptional communication skills that can tailor analysis and strategy to both technical and
non-technical audiences.
• High attention to detail and a rigorous, methodical approach to financial analysis.
• Strong work ethic and an ownership mindset — you treat the portfolio like it’s your own.
