The Project Manager is responsible for managing the construction phase of commercial construction projects. This position reports directly to the Senior Project Manager and the Director of Construction.
Responsibilities and Duties
Oversees a team of managers and analysts to ensure projects are completed on time and to specificationsDelegates work and assignments to team members based on expertise, work experience, and time constraintsLeads an interdepartmental team to complete an assigned project on time, to specifications, and with accuracy and efficiencyOutlines the tasks involved in the project and delegates accordingly.Conducts cost analysis, estimating expected costs for the projectPrepares and implements a budget based on estimatesConducts risk assessments: reports identified risks to management; provides recommendations for mitigation of risk (including termination of the project if appropriate)Addresses questions, concerns, and/or complaints throughout the projectActs as a liaison between company, customers, and vendorsCommunicates and collaborates with sales and marketing teams to provide training and information required to promote and sell new projects, programs, and systemsEnsures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practicesPerforms other related duties as assigned

Manages property financial metrics for each property in his/her portfolio and maintains responsibility for portfolio profitability. Provides monthly reporting and analysis to management on property activities, including variance and budget analysis.Basic knowledge and capability to read and decipher Lease and Vendor Contracts to determine owner/tenant obligations, i.e., tenant billing treatments.Responsible for approval of all expenses incurred by each property and ensuring that expenses are accounted for appropriately.
