    Summary

     

    The Superintendent oversees field construction operations across multiple sectors, providing leadership and direction to ensure projects are executed safely, on schedule, and within budget. This role is responsible for coordinating field activities, subcontractors, and internal teams while ensuring compliance with contract documents, safety regulations, and quality standards. The Superintendent safeguards the Company’s operational, financial, and reputational interests throughout all phases of project execution and serves as a key liaison between the field, project management, and stakeholders.

     

    Essential Functions

     

    · Coordinate and schedule work activities for tradespeople, professionals, and laborers, communicating instructions and assignments via the project foreperson

    · Conduct and document weekly coordination and safety meetings, provide updates to the Project Manager and address safety violations or deficiencies immediately while enforcing safety procedures and site rules

    · Regularly inspect work for quality and timeliness, preparing progress reports and ensuring timely preparation and review of monthly requisitions for owner and architect approval

    · Oversee and inspect the work of subcontractors and suppliers to ensure adherence to standards, contract requirements, and safety programs

    · Ensure all zoning requirements, regulations, and specifications in architectural and engineering plans are met, examining contract documents for design deficiencies and code violations

    · Monitor the project budget, communicate variances as they occur, and maintain records of costs and inventory

    · Secure necessary permits and licenses, ensure safety notices are posted and regulatory compliance is maintained

    · Act as a liaison between the project and relevant stakeholders (architects, engineers, attorneys, union representatives) to ensure specifications and regulations are met

    · Maintain excellent communication with stakeholders, project partner, and the public

    · Collaborate with inspection agencies to resolve identified issues and ensure project quality

    · Regularly update Procore with job progress, including status updates and site photos

    · Perform additional duties as assigned

     

    Core Skills and Competencies

     

    · Experience with Procore, MS Project, Bluebeam, MS Word, and Excel are preferred

    · Ability to read, understand, and execute blueprints, drawings, and plans

    · Thorough understanding of legal requirements relating to construction and building sites

    · Extremely detail-oriented

    · Ability to oversee and coordinate a variety of people in different roles

    · Excellent communication, coordination, and problem-solving skills

    · Ability to work under pressure

    · Ability to quickly identify problems and efficiently solve them

     

    Education and Experience

     

    · Bachelor's degree in Construction Management, Construction Science, Business Administration, Accounting, or related field preferred

    · Minimum of five years of experience in commercial construction required

     

    Travel and On-Site Requirement

     

    This position requires the Superintendent to travel to designated job sites and remain on location, typically in hotel accommodations, until project completion. This extended travel and on-site stay is a condition of employment, with appropriate travel expenses and per diem allowances provided.

     

    Physical and Work Environment Requirements

     

    · Must be able to access and navigate all areas of the construction site

    · Must be able to lift up to 40 pounds at times

    · Must comply with strict safety protocols and procedures. Required use of personal protective equipment (PPE) when on job sites

    · Exposure to all weather conditions, including extreme heat, cold, and inclement weather, as construction sites are primarily outdoors

    · Frequently exposed to high levels of noise from heavy machinery and construction equipment, requiring focus and attention in a distracting environment

    Summary

    The Senior Estimator is a key member of the Pre-Construction team responsible for preparing accurate, competitive, and comprehensive cost estimates for commercial construction projects nationwide. This role leads complex estimating assignments, provides technical guidance and mentorship to junior estimators, and partners closely with the Chief Estimator, project teams, and executive leadership to support successful project pursuits.

    The Senior Estimator is expected to demonstrate advanced estimating expertise, sound judgment, and leadership potential while helping improve estimating processes, strengthen subcontractor relationships, and contribute to the continued growth of the estimating department. This position offers a clear opportunity for advancement into a future Chief Estimator role.

    Essential Functions

    Estimating & Preconstruction

    Prepare conceptual, schematic, design development, GMP, and hard bid estimates for commercial construction projects.Review and validate estimates, budgets, and GMP proposals to ensure accuracy, completeness, and alignment with project scope and company standardsEnsure estimating procedures, quality controls, and documentation standards are consistently applied across all projects

    Leadership & Mentorship

    Serve as a technical resource and mentor for Estimators and Estimating Coordinators, guiding scope development, pricing strategy, and best practicesReview estimates prepared by junior staff and provide coaching and guidance.Assist the Chief Estimator with workload planning and estimating priorities.Promote estimating standards, quality, and consistency throughout the department.

    Pre-Construction & Collaboration

    Partner with the Chief Estimator, project teams, and executive leadership on bid strategy, risk evaluation, and pricing decisionsCollaborate with clients, architects, engineers, and internal stakeholders to understand project objectives, schedules, and cost driversSupport a smooth handoff from pre-construction to project execution teams

    Subcontractor & Vendor Coordination

    Oversee subcontractor solicitation strategies and the RFP processReview and evaluate subcontractor proposals for scope completeness, pricing accuracy, and riskSupport relationship development with key subcontractors and vendors

    Process, Data & Continuous Improvement

    Maintain and enhance estimating tools, templates, historical cost data, and databasesAnalyze market conditions, labor trends, and material pricing to inform estimating strategyDrive continuous improvement of estimating workflows, systems, and efficiencies

    Additional Responsibilities

    Support special projects and initiatives related to pre-construction and estimatingPerform other related duties as assigned
