We are seeking a highly experienced Maintenance Supervisor for our luxury property, Oskar Luxury Apartments, who possesses a strong background in modern/luxury residential rental properties. The Maintenance Supervisor will be responsible for repairs to common areas and apartments in which may include plumbing, HVAC, electrical, carpentry, and appliances, as well as oversight of the building’s exterior, including inspections and grounds maintenance, is required. Customer service and attention to detail are essential, to ensure the satisfaction of the community’s residents. This role requires a proactive individual who can work independently and efficiently while ensuring high-quality workmanship.
Responsibilities
Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systemsMaintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.Complete periodic maintenance of electrical, HVAC, plumbing and other building or room equipment.Inspect building’s grounds and buildings on a daily basis to identify maintenance needs.Maintain company customer service standards by responding to direction from the on-site manager and complying with resident requests.Coordinate and complete service requests and general maintenance tasks, consistent with company operating standards in a timely manner.Daily inspection, monitoring and maintenance of all building systems including but not limited to HVAC, plumbing, electrical, security, cable/telecommunications, fire and safety, etc.Replace and repair door hardware, locks, and keys.Replace light bulbs/lamps/ballasts and cleaning fixtures.Assist in painting both interior and exterior surfaces.Respond quickly to emergency situations and customer service requests as assigned.Responsible for preparing vacant apartments for market ready status in accordance to company standards.Upkeep of the building grounds, including amenities, pools, etc.Follow OSHA guidelines and safe work practices at all times.Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations.Be available to respond to emergency maintenance needs during evenings and weekends. As a Lead Maintenance Technician for Depot Miami Apartments, located in Miami Beach, FL, you will have the opportunity to positively impact our community and all residents, guests, and owners by providing a safe, well-maintained and visibly appealing property. This position is responsible for ensuring the property, grounds and equipment are safe and orderly. A successful Maintenance Technician will be self-motivated, provide outstanding customer service, and will take immense pride in their work. The Maintenance Technician must act with a sense of urgency and have an unparalleled passion for service in order to display a commitment of excellence that interprets the Eenhoorn vision and brand.
What you’ll be doing:
Performs various building and property maintenance tasks fulfilling preventative maintenance, service requests, snow removal, grounds keeping, capital improvements, and turn-over maintenance as needed.Maintain accurate and up-to-date inventory and supply stocks.Work with a sense of urgency to ensure all service requests are responded to in a timely manner; reports start, progress & completion of each task.Responsible for inventory management and overseeing the cleanliness and orderly manner of the maintenance shop.Diagnosing and performing maintenance and preventive maintenance tasks, including HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, roofing, siding, doors/locks, glass/screen repairs, flooring, tile work, fencing.Ensuring the successful execution of all company safety and environmental policies and procedures.Walking units prior to move-in to ensure quality standards of completed work; as well as, walking units after move-out to understand work needed.Delivering the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.Reports updates and progress for the property to the Property Manager daily.Working a rotating on call schedule to have 24/7 maintenance coverage.What you bring to the table:

Duties and Responsibilities
Responsible for patrolling areas looking for maintenance issues to addressHVAC PMs, repairs, and filter changesMinor electrical repairs – replace outlets, switches, light fixtures, LED drivers, etc.Weekly emergency generator testingRepairing/installing plumbing fixtures. Clear sink and toilet clogsRepairing/installing drywall, doors, screensCaulking and paintingMay help with apartment turnsHelp repair/replace appliancesHelp repair water heatersHelp maintain pool equipment such as pumps, feeders, and gauges.Help grounds with seasonal tasks such as leaf pick up and snow removalMonitor and respond to work ordersMaintain stock of repair partsOrder maintenance/ janitorial suppliesMay need to respond to after-hour and weekend emergency callsParticipates in other projects and activities assignedEducation and Experience
High School diploma or GED Vocational training or certification in a relevant field (e.g., HVAC, electrical, plumbing) is highly desirable.Minimum of 2 years of experience in building maintenance or related fieldProficiency in plumbing repairs, including fixing leaks, unclogging drains, and repairing or replacing fixtures.Competence in electrical repairs, such as replacing outlets, switches, light fixtures, and circuit breakers.Knowledge of HVAC systems and the ability to perform routine maintenance and minor repairs.Carpentry skills for tasks like repairing doors, cabinets, and flooring.Ability to use hand and power tools safely and effectively.Familiarity with appliance repair and maintenance.Qualifications and Requirements
