    East Carolina Health & Rehabilitation Center in Greenville, NC is seeking a qualified candidate to join our team as the Director of Maintenance.

     

    As the Director of Maintenance, you’ll help us achieve our mission of providing Care Beyond Compare by ensuring our healthcare center is safe, well-maintained, and ready to serve our patients and residents. Your primary role will be to supervise, coordinate, and perform the duties of the maintenance department to ensure the facility is maintained in good repair and all systems are in compliance with applicable safety and fire regulations as well as federal, state, and local building codes.

    What You'll Do

    Oversee general facility maintenance including plumbing, carpentry, painting, roofing, minor repairs, and electrical work.

    Ensure preventative maintenance is routinely performed on all equipment / systems.

    Ensure work orders are properly prioritized and completed in a timely manner.

    Collaborate with other departments to ensure smooth operations and minimize downtime.

    Ensure the facility remains in compliance with all Department of Health and Life Safety Code requirements as well as any federal, state, and local regulations.

    Provide management of facility maintenance staff including hiring, development, training, performance management, and communication to ensure effective and efficient department operations.

    Respond to facility fire and disaster situations immediately and assist per emergency plans.

    Other duties necessary to ensure the safe operation of the healthcare center. 

     

    What You Need

    High School Diploma or Equivalent.

    Valid Driver’s License.

    One (1) year experience in commercial maintenance or related trade.

    Ability to effectively coordinate people and resources.

    Basic computer skills (e-mail, electronic ordering, work order tracking, etc.)

    Excellent communication and interpersonal skills.

    Highly organized and detail oriented.

    Ability to work independently or as part of a team.

    Ability to work flexible hours as needed to meet emergency requirements and ability to report to the center within twenty (20) minutes of being called for an emergency.

    What You'll Do

    Clean and sanitize resident rooms, bathrooms, hallways, offices, and common areas according to established schedules and procedures.

    Dust, wipe, and disinfect furniture, fixtures, surfaces, and high-touch areas throughout the facility.

    Sweep, mop, and vacuum floors in assigned areas on a daily basis.

    Empty trash receptacles and dispose of waste in accordance with facility policies and infection control standards.

    Clean and disinfect resident bathrooms, including toilets, sinks, showers, and floors.

    Restock paper products, soap, and other supplies in resident rooms and common areas as needed.

    Mix and use cleaning chemicals and solutions safely and according to manufacturer guidelines and OSHA standards.

    Maintain housekeeping carts, equipment, and supply closets in a clean and organized manner.

    Report equipment malfunctions, safety hazards, or maintenance needs promptly to the supervisor.

    Respond promptly to spills, accidents, and special cleaning requests throughout the facility.

    Follow all facility policies regarding infection control, bloodborne pathogens, and hazardous waste disposal.

    Interact with residents, families, and staff in a friendly, courteous, and professional manner.

     

    What You Need

    High School Diploma or Equivalent preferred.

    Previous housekeeping or janitorial experience in a healthcare or long-term care setting preferred.

    Knowledge of cleaning techniques, products, and equipment.

    Understanding of proper chemical handling and safety procedures.

    Ability to stand, walk, bend, and lift up to 50 lbs. for extended periods.

    Strong attention to detail and ability to follow established cleaning schedules.

    Reliable, self-motivated, and able to work independently or as part of a team.

    and procedures. The Maintenance Technician will perform the routine duties of the Director of

    Maintenance in the absence of that person.

    ESSENTIAL DUTIES & RESPONSIBILITIES

    GENERAL RESPONSIBILITIES

     Ensure all mandatory training is completed on time.

     Maintains accurate documentation in the electronic file keeping system.

     Maintains an organized, clean, and safe work area, including shops and equipment rooms.

     Manages time, projects, and records effectively.

     Maintains a working in-home or mobile phone and provides the number to the center.

     Assists the Director of Maintenance with quality assurance inspections, HUD inspections if applicable,

    and preventative maintenance review inspections as required.

     Reports all instances of suspected abuse or neglect or other concerns to appropriate parties.

    FACILITY UPKEEP & MAINTENANCE

     Prioritize and complete all work orders and maintenance requests in accordance with company policies

    and procedures.

     Completes work order requests same day when possible but no later than ten working days.

     Completes emergency repairs in the shortest time possible.

     Checks and reads all gauges, thermometers, water gauges on boilers and thermometers in coolers and

    freezers as directed by the Director of Maintenance.

    JOB DESCRIPTION:

    MAINTENANCE TECHNICIAN 2 of 3 REVISED 12/2022

     Maintains proper curb appeal at all times which includes the absence of trash on the grounds/around

    dumpsters, clean curbs, trimmed shrubs if applicable, no dead plant material, no weeds in mulch beds

    or curbs, and clean breezeways.

     Assists the grounds person with custodial work as necessary.

     Maintains grounds by mowing and trimming as necessary if directed by the Director of Maintenance.

     Performs light electrical repairs (appliances, switches, circuits, etc.) Replaces fixtures as needed.

     Repairs concrete, masonry, roofing, and fencing when necessary.

     Ensuring that glass, linoleum, carpet, screens, windows, appliances, and locks are properly replaced.

     Hangs and patches sheet rock, painting, wallpaper, and completes other repairs as necessary.

     Performs carpentry work (I.e., repairing drawers, shelves, doors, casings, moldings, etc.)

     Performs all preventative maintenance and completes related documentation in the electronic record

    keeping system in a timely manner.

     Monitors and records maintenance supplies and materials. Ensures that supplies and materials are

    only used for center-related repairs.

     Works as a team with other maintenance staff and the center’s Environmental Services department to

    ensure that the center is always survey ready.

     Knows the location and operation of all water, electrical, and gas cutoffs.

    LIFE SAFETY & HEALTH

     Works with the Director of Maintenance, facility Administrator, and center staff to maintain a safe

    environment for patients, co-workers, and visitors.

     Maintains current knowledge of codes and regulations.

     Keeps all doors, walkways, and steps clear of obstacles to permit access and prevent possible injuries.

     Keeps all doors to maintenance area locked when away from area.

     Enforces the facility’s safety and health programs. Address all physical hazards immediately.

     Conducts fire safety and response drills and actively participates in all fire safety in-services.

     Inspects, operates, and maintains all fire safety equipment and records.

     Works with Director of Maintenance to ensure facility’s Emergency Operations Plan is maintained and

    updated regularly as needed.

     Promotes safety and infection control practices. Practices all established safety standards and

    precautions.

    PREREQUISITES, SKILLS, & ABILITIES

     High school diploma or equivalent.
