    Role Description The Commissioning Senior Project Manager provides technical support and leadership to plan, schedule and execute full life cycle commissioning of critical facilities on a programmatic basis. This person participates in the MEP design review process and functional testing of complex electrical and mechanical systems, focusing on higher level programmatic details. The Commissioning Senior Project Manager is responsible for supporting all aspects of a project, working closely with the owner, designers, contractors, subcontractors, and other trades in mission critical environments. The role includes: Developing and evaluating bid proposals Developing commissioning plans and schedules Facilitating communication and ensuring compliance with owner’s requirements, applicable laws, and specifications Leading project teams of complex scope and broader programs Coordinating activities of other personnel Assisting in the development of policies and procedures This person will communicate and operate in line with organizational goals and values, as well as departmental objectives.     Role Description The Senior Project Manager for Construction Administration is accountable for leading all aspects of a project once the construction phase starts. This person will work as part of the project team and interact closely with the owner, designers, contractors, subcontractors, and other trades on projects in mission critical environments. This is a unique opportunity as we are looking for someone with a background or experience in MEP design who is ready to transition to leading construction administration teams, project coordination, and management. Candidates with existing design and construction administration experience are also encouraged to apply. This position will coordinate with the Senior Project Manager for Design and be included in the design phase of work, familiarizing themselves with the project and client specifics including site considerations, project scope, client standards, codes, etc., in order to understand what design decisions were made to build the project documents. Client relations will also be built during the design phase to be a cohesive hand-off for the DLB point-of-contact from design into construction. The Senior Project Manager for Construction Administration will act as the first reviewer of most submittals, RFIs, and issues on site, with support provided by a construction administrator, the design engineers, and the design PM. The role continues through the project progressing into managing the construction administration and closeout phase of projects including reviewing RFIs and submittals, reviewing change proposals, performing site visits, leading and representing DLB in client meetings, coordinating with internal and external members, and general project overhead tasks. The Senior Project Manager for Construction Administration will be self-directed on day-to-day work and independently perform most responsibilities. The Senior Project Manager for Construction Administration will communicate and operate in line with organizational and client goals/values and departmental objectives. Qualifications B.S. degree in mechanical, electrical, architectural, structural, industrial or civil engineering or construction management Minimum of eight years of experience in related field Minimum of three years onsite / field experience Requirements Knowledge of MEP / FA / FP trades and the general requirements for each. Knowledge of industry trends, project management and construction procedures and best practices. Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods and coordination of people and resources. Knowledge of materials, methods and the tools involved in the construction mission critical, commercial buildings or other structures. Knowledge of the importance of the Method of Procedure (MOP) process and work notifications. Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management. Skilled at using construction management software such as Procore. Skilled in completing assignments accurately and with attention to detail. Skilled at managing personnel and material resources. Organizational skills, with the ability to manage multiple tasks simultaneously. Ability to effectively plan and delegate the work of others. Ability to follow company and site safety requirements. Ability to analyze and prepare documents, reports and correspondence. Ability to communicate effectively in both oral and written form (technical and non-technical information). Ability to communicate effectively directly with clients and at times serve as primary point of client contact. Ability to work successfully as a member of a team and independently with moderate supervision. Ability to work independently and collaboratively with onsite and remote team members. Ability to analyze complex information and develop plans to address identified issues. Skilled at producing drawings and visual aids using AutoCAD and / or Revit a plus.
