    At Defined Property Management, we are building a modern property management platform that blends people, process, and technology to deliver exceptional resident experiences and maximize asset performance.

     

    As an On-Site Community Manager, you are the leader on the ground—responsible for the resident experience, property condition, and on-site execution.

    You are supported by a centralized POD, including leasing, maintenance coordination, accounting, and admin—so you can stay focused on running the community, not sitting behind a desk.

    What Makes This Role Different

    You are not buried in paperwork or consumed by administrative tasks.

    You are:

    The face of the property and must live on-site (1bed/1bath) The operator of the physical asset totaling 290 unitsThe driver of resident satisfactionThe on-site execution arm of a centralized platform

     

    Your POD handles:

    Leasing pipeline, lead management, and application processingWork order coordination and dispatchCollections and accountingLease administration and renewals

     

    You execute on-site. We power you behind the scenes.

     

    This role is ideal for someone who prefers being in the field, solving problems, and setting the tone for the community every day.

     

    What You’ll Own

    1. Leasing Support & On-Site Execution

    Conduct property tours for prospective residents while partnering closely with the centralized leasing team to support conversions.Ensure all vacant units are show-ready and market-ready at all timesProvide real-time feedback to the leasing team on prospect sentiment, unit condition, and market dynamicsSupport leasing initiatives by ensuring strong curb appeal and unit presentationAct as the on-site extension of the leasing team by maintaining tour readiness and delivering strong prospect impressions

     

    2. Resident Experience & Retention

    Deliver a high-touch, hospitality-driven resident experienceAct as the primary point of contact for escalationsBuild strong relationships with residents and foster a sense of communityEnsure timely communication and resolution of resident concernsSupport smooth and professional move-in and move-out experiences

     

    3. Property Operations (On-Site Leadership)

    Walk the property daily to ensure cleanliness, safety, and curb appealIdentify maintenance priorities, escalate through the POD, and ensure timely on-site follow-through.Oversee vendor activity on-site and ensure quality of workEnsure compliance with company standards and policiesCoordinate unit turns with maintenance and centralized teamsServe as the on-site lead for property emergencies (leaks, fire, life-safety) until resolved.

     

    4. Vendor Coordination

    Ensure vendors are performing to expectations while on-sitePartner with centralized teams (leasing, maintenance, accounting)Provide real-time feedback to improve service delivery and efficiency

     

    5. Asset Performance Mindset

    Think like an owner—understand how daily decisions impact NOI and resident retentionIdentify opportunities to improve property performance and reduce expensesSupport execution of operational and financial goalsProvide insights from the field to leadership

    Qualifications

    2–4+ years in multifamily property management, leasing, or hospitalityStrong customer service and communication skillsExperience with platforms like AppFolio is a plusKnowledge of Fair Housing Laws and operational best practicesAbility to manage multiple priorities in a fast-paced environmentStrong judgment, professionalism, and ability to lead on-site situations independently
