    This position is responsible for providing a safe and secure environment for our residents, associates, and guests by maintaining the buildings, grounds, and equipment in a safe and efficient manner consistent with CSM Standard Operating Procedures, industry best practices, and regulations. This position will demonstrate a spirit of service and teamwork to ensure high resident satisfaction and retention within our communities.

    Job Duties:

    • Responsible for maintaining the overall condition and cleanliness of the maintenance shop and residential property.
    • Executes and documents the preventive maintenance program for resident units, common areas, hallways, garages, grounds, pool, clubhouse, and equipment.
    • Maintain property appearance, snow removal (including shoveling, salting, sanding, and ice removal), upkeep/curb appeal to ensure competitiveness within the industry, attract future residents and provide a welcoming environment to current residents.
    • Complete work orders and turnover maintenance needs on a timely basis. Provide quick response to emergency after-hour calls as necessary.
    • Responsible for proper use and safeguarding of all maintenance equipment and supplies, and adheres to cost controls to reduce expenses and waste.
    • Follow CSM procurement guidelines and applies good business judgment when purchasing supplies. Responsible for maintaining maintenance budget and adhere to purchase card guidelines.
    • Maintain accountability for all necessary inventory, supplies, tools and equipment.
    • Ensure resident satisfaction by adhering to maintenance service and loss-prevention standards including preventative maintenance.
    • Ensure that residents’ needs are responded to in a courteous, friendly and timely manner.
    • Work as a team player in meeting resident needs, and actively contribute to the efforts of other areas when necessary.
    • May be required to attend residential community activities after normal business hours as requested by the Community Manager.
    • Mitigate risk by conducting routine inspections of community property and grounds, to maintain standards per CSM, local, state and federal regulations including AWAIR program.
    • Operate all equipment following safe and proper procedures. Follow all CSM procedures for resident/associate incidents.
    • Knowledgeable of property emergency procedures.
    • Need to be available to assist as needed in any natural/catastrophic disaster.
    • Ensure a clean and safe work environment, and follow all CSM procedures for resident/employee incidents.
    • Produce required volume of work by planning, organizing and prioritizing work duties.
    • Adhere to CSM attendance policy, grooming/appearance/dress code standards, and general work rules and department procedures. Attend all required meetings.
    • Adhere to all CSM Standard Operating Procedures and Fair Housing laws.

    Competencies/Skills Required: 2+ years of maintenance experience is preferred. Attention to detail, customer focused and the ability to perform job duties in a fast paced environment. General computer experience preferred. Current and valid driver’s license with safe driving record required.

    Education: High School diploma or GED required. CPO, HVAC, EPA certification is desired, or the ability to obtain certification based on property requirements.

    Rate: $21.00 - $28.00 per hour

    • Property Maintenance: Responsible for maintaining the overall condition and janitorial needs of the maintenance shop, storage, and common areas of the property. Performs light, preventive maintenance in units, common areas, hallways, garages, grounds, pool, clubhouse, and equipment. Completes general work orders and turnover maintenance needs in a timely manner. Perform regular lighting, smoke/CO detector, and general maintenance inspections throughout property.

    • Cost Control: Responsible for proper use and safeguarding of equipment and supplies, and adheres to cost controls to reduce expenses. Monitor stock levels on all necessary inventory and place orders through Community Manager. Maintain accountability for all necessary inventory, supplies, tools and equipment.

    • Customer Service: Ensure resident satisfaction by adhering to maintenance service and loss-prevention standards including preventative maintenance. Ensure that residents’ needs are responded to in a courteous, friendly and timely manner. Work as a team player in meeting resident needs, and actively contribute to the efforts of other areas when necessary.     ESSENTIAL DUTIES AND RESPONSIBILITIES

    Customer Focus: Ensures internal and external customer service is a top priority. Understands the needs of customers and balances that with the needs of the business. Is adept at managing multiple relationships at various levels within the organization (up, down, and across) and builds strong professional relationships outside the organization.     POSITION PURPOSE

    The Roving Maintenance Technician will travel between CSM’s residential properties to support properties with general maintenance and repairs, preventative maintenance, unit turnovers and readiness, and property quality and safety. The Roving Maintenance Technician will also be responsible for filling vacant Maintenance Technician positions until they are permanently filled. The Roving Maintenance Technician will report to the Director of Residential Properties.

    ESSENTIAL DUTIES, RESPONSIBILITIES AND EXPECTATIONS

    General Maintenance & Repairs

    Perform daily maintenance tasks including appliance repair, and general building upkeep.Complete work orders promptly and professionally, ensuring high-quality.Complete work order notes, turnover logs, and inspection forms accurately and promptly.Diagnose issues accurately and recommend repair solutions or escalate when needed.Provide access, oversight, or support to third-party vendors completing onsite work.

    Preventive Maintenance

    Complete scheduled preventive maintenance tasks across multiple properties to extend equipment and building life.Inspect and service equipment such as HVAC units, boilers, water heaters, pumps, and common-area systems.Identify potential maintenance concerns and communicate findings to the Community Manager or Regional Property Manager.Report incomplete work, recurring issues, or supply needs to Community Managers or Regional Property Manager.

    Unit Turnovers & Readiness

    Execute apartment turnovers, including painting, cleaning, repairs, fixture replacements, and punch list completion.Ensure units meet company standards for cleanliness, functionality, and safety prior to move-in.Document and communicate turnover progress to Community Managers.

    Property Quality & Safety

    Conduct regular property walks to identify maintenance, safety, and cleanliness issues.Address hazards promptly and ensure all work follows safety protocols and building codes.Maintain common areas, grounds, lighting, and exterior cleanliness.Ensure a clean and safe work environment and follow all CSM procedures for resident/employee incidents.Respond to after-hours maintenance emergencies on a rotating schedule, as assigned.Communicate status and resolution steps to onsite teams and leadership.

    Parts & Tools Inventory

    Maintain a basic set of tools, supplies, and equipment while traveling between properties.Maintain parts inventory, request materials as needed, and ensure proper documentation of inventory and receipts for purchases.

    Customer Service

    Interact professionally with residents and site staff.Communicate status updates, expected timelines, and resolution steps clearly and respectfully to the Community Manager and Regional Property Manager.

Assist in light grounds maintenance tasks as assigned including pet area maintenance, flower beds maintenance, turf repairs, filling potholes, shrub and tree maintenance (i.e. – watering, irrigation, pruning, weeding, planning, etc.), shoveling/snow removal, and assisting with tasks as assigned by the Community Manager.

    • Property Maintenance: Responsible for maintaining the overall condition and janitorial needs of the maintenance shop, storage, and common areas of the property. Performs light, preventive maintenance in units, common areas, hallways, garages, grounds, pool, clubhouse, and equipment. Completes general work orders and turnover maintenance needs in a timely manner. Perform regular lighting, smoke/CO detector, and general maintenance inspections throughout property.

    • Cost Control: Responsible for proper use and safeguarding of equipment and supplies, and adheres to cost controls to reduce expenses. Monitor stock levels on all necessary inventory and place orders through Community Manager. Maintain accountability for all necessary inventory, supplies, tools and equipment.

    • Customer Service: Ensure resident satisfaction by adhering to maintenance service and loss-prevention standards including preventative maintenance. Ensure that residents’ needs are responded to in a courteous, friendly and timely manner. Work as a team player in meeting resident needs, and actively contribute to the efforts of other areas when necessary. Communicate in an appropriate and professional manner with residents, co-workers, and other CSM associates. May be required to attend residential community activities after normal business hours as requested by the Community Manager.

    • Safety/Risk Management: Mitigate risk by conducting routine inspections of community grounds to maintain standards per CSM, local, state and federal regulations including AWAIR program. Operate all equipment following safe and proper procedures. Follow all CSM procedures for resident/associate incidents. Knowledgeable of property emergency procedures. Ensure a clean and safe work environment. Must be available to assist in any natural/catastrophic disaster.

    • Self-Management: Produce required volume of work by planning, organizing and prioritizing work duties. Adhere to CSM attendance policy, grooming/appearance/dress code standards, and general work rules and department procedures. Attend all required meetings. Adhere to all CSM Standard Operating Procedures and Fair Housing laws.
