    This position is eligible for a sign-on bonus of $300, disbursed according to the following schedule: an initial installment after 30 days of employment, a second installment after 3 months, and the remaining balance after 6 months.

    Pay Rate: $18.00-$20.00 per hour
    What You'll Get To Do:

    The Administrative Assistant at The Greens will receive general supervision, direction and guidance from the Community Manager. The Administrative Assistant will assist management and all visitors to the company by handling office tasks, providing polite and professional assistance via phone, mail, and e-mail and generally being a helpful and positive presence in the workplace. The Administrative Assistant must be professional, polite, and attentive while also being accurate. The Administrative Assistant should always be prepared and responsive, willing to meet each challenge directly, must be comfortable with computers, general office tasks, and excel at both verbal and written communication. Most importantly, the Administrative Assistant should have a genuine desire to meet the needs of others. This role will be responsible for but not limited to:
    Comply with established policies and procedures and not take any actions to such guidelines without authorized approval Handle telephone calls professionally and in a prompt manner Ensure resident selection and orientation follows the HUD Manual and the Community Realty Management Occupancy Manual Maintain and organize resident files according to the CRM Residential Occupancy Manual Assist with leasing of vacant apartments Ensure all certifications and recertifications being conducted follow the HUD Manual Maintain the waiting list according to the HUD Manual. Make sure all applications are added to the waiting list and processed in a timely manner Ensure EIV and TRACS are utilized according to HUD protocol Write work orders immediately and process them for the maintenance department Assist management on required paperwork for new move-ins, move-outs, recertifications and other HUD required paperwork Collect rent and other payments on a daily basis and prepare for deposit Prepare computer reports periodically required by CRM Residential and file accordingly Assist residents with various local social services and other related agencies Assist Community Manager in court when required Assist Community Manager with newsletters and other marketing material Contribute to resident satisfaction and the achievement of property goals
    Requirements:
    High School diploma or equivalent education required Previous experience as an administrative assistant required Previous experience in property management is a plusProficiency in Microsoft Office (Excel and PowerPoint in particular) Ability to work with a variety of people and make them feel comfortable quickly Must be able to multi-task Ability to work any scheduled hours as well as additional hours needed to complete the job The position requires effective oral and written communication skills Strong customer service skills required Must have strong organizational and time management skills Full Time Schedule: Monday-Friday

    What You'll Get To Do:

    The Maintenance Technician will receive general supervision and direction from the Community Manager. The Maintenance Technician will comply with established policies and procedures and not act contrary to such guidelines without Community Manager approval. The Maintenance Technician will be responsible for but not limited to:
    Conducting routine maintenance tasks such as changing light bulbs, unclogging drains, and fixing leaky faucetsPerforming minor repairs such as drywall patching, painting, and carpentry workMaintaining the property's grounds, including lawn care, snow removal and cleaning of common areasResponding to tenant requests for repairs and maintenance issuesConducting regular inspections and identifying potential maintenance issues before they become major problemsAssisting with major repairs or renovations as needed
    Requirements:
    High School diploma or equivalent education required. 3-4 years of experience can offset minimum educational requirements for this position.2 years of maintenance experience is required.Must have experience in plumbing, electrical, carpentry, painting and general maintenance.Previous experience in commercial or multi-unit residential property is desirable. Experience level may vary due to the special needs of the property.The position requires effective oral and written communication skillsMaintains current license/certificate and/or specialized skills in at least one (or more) of the following building trades: electrical, plumbing, carpentry, HVAC, fire protection or mechanical.Valid driver's license and reliable transportationMust live within 20 miles (30 minutes) from the propertyMust be willing to be on-call 24/7Must possess a general understanding of OSHA, fire prevention and safety regulations

    CRM Residential requires a background and drug screening as a condition of employment.

    Qualifications:
    Education: High School diploma or equivalent education required.Experience: Previous administrative assistant experience. Experience level may vary due to the special needs of the property.Skills: The position requires the ability to deal well with people and get them to feel comfortable quickly. Proficiency in MS Office (MS Excel and MS PowerPoint, in particular)
    Attendance: Due to the property staffing limitations, it is extremely critical that the individual be able to work their scheduled hours plus any other hours necessary to complete the job.

    Physical Requirements:
    Stand and walk or sit alternatively depending on specific needs of the day.Constant need to bend/stoop/squat, climb stairs, push or pull, reach above shoulder, filing, open/close doors/drawers, grasping/turning, writing/typingFrequent lifting/carrying (paperwork, deliveries, files, miscellaneous) less than 20 lbs.

    What You’ll Get To Do:

    The Compliance Specialist will be responsible for keeping abreast of all HUD, state agency, and tax credit rules and regulations concerning occupancy, recertifications, and tax credit related issues. The Compliance Specialist will deal directly with HUD and state agencies in reference to Section 8 contract renewals. This role will be responsible for but not limited to:
