    Job Summary

    The Project Manager (PM) – Local Market Area (LMA) is responsible for the coordination of all project efforts, administrative and technical, to ensure the most efficient and cost-effective execution of projects. The Project Manager is responsible for managing the design, development, and implementation of commercial real estate projects on behalf of the client, using established processes, experience, and expertise. This individual is client focused and service driven, and able to build and maintain trust with the client and team. This position can be located in the San Francisco Bay Area or in Seattle, WA.

    Key Responsibilities

    • Deliver against mid to high level complex projects.
    • Support Lead PM on high level complex projects (coordination, onsite support, meeting notes, etc.)
    • Lead requests for pricing, assist in the selection, contracting process, and oversight of consultants and construction teams as necessary for each project.
    • Review requisitions, change orders and other invoices associated with the project.
    • Experience leading and managing multiple projects simultaneously.
    • Provide measurable and timely response to client inquiries, work requests, and concerns.
    • Communicate directly with client to define project goals and expectations, able to successfully negotiate solutions to problems, focused on delivering value to the client.
    • Create and evaluate project reports and provide project status to internal and external clients.
    • Responsible for managing project issues and risks including evaluation of quality, costs, and the development of action plans to address any deficiencies throughout the project.
    • Assess change requests to determine impacts to scope, budget, schedule, quality, and risk with management support.
    • Demonstrate capability to read and understand project documents.
    • Conduct onsite field audits before, during, and after completion of project.
    • Oversee the project administrative processes and maintain accurate project documentation files in a timely manner.
    • Facilitate project meetings and ensure that all meetings are accurately documented, and meeting minutes are distributed.
    • Track and manage project issues and resolutions.
    • Actively support the internal team that focuses on business development.
    • Demonstrate initiative and act on program-level needs as they arise or escalate to leadership as needed. Responsible for coordinating initiative efforts and providing assistance on implementation.

    Qualifications

    Summary

    The Senior Project Manager (SPM) – National Account will collaborate with leadership and business partners to support the organization's strategic objectives. The Senior Project Manager may supervise one or more project managers, assistant project managers, and or project coordinators. Additionally, they will work closely with and provide detailed progress reports to the business unit director. This role is responsible for coordinating all project efforts, both administrative and technical, to ensure the most efficient and cost-effective execution of projects. They are responsible for estimating fees, scoping work, preparing proposals, and overseeing the contract process. The Senior Project Manager will also initiate strategic plans, managing the design, development, and implementation of commercial real estate projects on behalf of the client, using established processes, experience, and expertise.

    This individual can communicate clearly with all parties involved in a project, including key stakeholders, internal customers, and team members, to lead a project team in meeting or exceeding a standard set of goals. They must be able to demonstrate exceptional customer service, teamwork, and attention to detail to ensure client satisfaction. They can navigate ambiguity and conflict while maintaining professionalism and staying focused on the project goals. This role includes business development and a focus on expanding current and future client opportunities. The Senior Project Manager must be a strong leader who contributes to Cresa’s values and team-oriented environment, with a positive, proactive, integrated, people-centric approach, with the ability and experience to motivate and keep the project delivery team aligned. The office for this position is located in Plano, TX.


    Essential Duties and Responsibilities

    • Lead day-to-day operations and deliver on strategic and operational plans aligned with the company and client vision.
    • Provide leadership to technical, professional, and administrative teams engaged in project and program activities, fostering a high-performing, collaborative environment.
    • Identify and develop new and existing client opportunities, including proposal writing, conducting interviews, and following up on engagements to support business growth.
    • Oversee planning, execution, and closeout of multiple concurrent projects and minor capital improvements, including small works programs within supply chain and operational facilities.

    Key Qualifications

    Qualifications

    • Minimum of 3 years of supervisory experience in a program/project management capacity with experience in leading, motivating, and developing employees.
    • Experience in managing the delivery of customer-facing and internally facing products or services.
    • Contract Management experience preferred.


    Education/Experience

    • Bachelor's degree (BA/BS/BEng/BArch) preferred.
    • Minimum of 9 - 10 years of related experience in project management, business management, or related area of study.
    • PMI or PMP certification or similar from an accredited organization is preferred.
    • Proficiency with MS Office Suite, MS Project, MS Visio.

    Job Summary

    • 1-3 years of supervisory experience required
    • Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management, required
    • Mission critical experience is strongly preferred
    • Proficiency in Procore, Cx Alloy, and P6 is strongly preferred

    Physical Requirements

    • Some travel will be required (up to 50%) however may grow over time

    Job Summary

    The Project Manager II manages and leads the coordination of activities of multiple project teams and vendor partners to provide complete support to the client. This position supervises a team of Project Managers (PM), Assistant PMs, and Project Coordinators.     Essential Job Functions

    • Management of project scope, schedule, and budget
    • Drive all aspects of construction including pre-construction, design development, permitting and entitlements, competitive bid process, team selection, construction oversight, commissioning, and project closeout
    • Cultivate ability to create cases and bring projects from concept through internal project approval
    • Enforce project quality controls and safety programs through an in-depth understanding of the partner contracts and design documents
    • Lead the client safety program and provide weekly site walk reports. Two (2) site walks are required per week to provide accurate safety metrics to the client safety department
    • Translate job requirements to execution with minimal direction
    • Collaborate with design team, contractors, operators, and clients
    • Submit monthly project financial reporting including forecasting, cash-flow, etc.
    • Review monthly contractor billing and perform job walks to substantiate progress
    • Develop, lead, maintain, and assist with contract negotiation of new and existing vendors
    • Handle input and delivery of work products from internal team members to ensure that new data center spaces stay in sync with the project requirements, customer requirements, all engineering standards, applicable codes, and specifications
    • Develop, document, and drive lessons learned, process improvements, cost, and schedule savings initiatives throughout the project lifecycle process
    • Work closely with the Operations to coordinate design criteria with budgetary issues and ongoing maintenance and operation of existing facilities
    • Manages subordinate staff in the day-to-day performance of their jobs.
    • Ensures that project/department milestones/goals are met and adhering to approved budgets.
    • Has full authority for management of employees, including hire, coach, mentor and terminate if needed.
    • Awareness of the importance of critical facility operation
    • Additional duties as assigned from time to time by Management


    Experience/Training/Education/Certification

    • Bachelor’s in Construction Management, similar field, or equivalent experience
    • 5 years of experience in leading construction projects of growing complexity required, 7+ years preferred
    • 1-3 years of supervisory experience required
    • Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management, required
    • Mission Critical experience is strongly preferred
    • Proficiency in Procore, Cx Alloy, and P6 is strongly preferred


    Physical Requirements

    • Some travel will be required (up to 50%) however may grow over time
    • Ability to lift up to 25 lbs
    • Ability to stand, stoop, bend, sit, walk for extended periods
    • Continuous ability to adapt to the physical needs of a construction site in all phases
