    Position Summary:

    CREA is seeking a driven and collaborative construction risk management professional to play a key role in underwriting prospective investments and managing construction-related risk across our national portfolio. This position will primarily focus on construction underwriting, including reviewing development plans, specifications, construction schedules, budgets, third-party reports, and other due diligence materials to identify potential risks and recommend appropriate mitigation strategies. The remaining responsibilities will include construction monitoring, reviewing draw requests, conducting site inspections, supporting investor relationships, and helping guide projects toward successful completion. Serving as a critical partner to Acquisitions, Credit & Underwriting, Asset Management, and Syndications, you will provide comprehensive risk analyses and underwriting recommendations that help drive successful investment outcomes.


    Primary Responsibilities:

    Conduct pre-construction analyses covering key due diligence items, including site work, design plans and specifications, construction schedules, and budgets for senior & multi-family housing projects.Coordinate and assess third-party Construction Plan/Cost Reviews as well as Environmental Desktop Reviews.Evaluate and highlight the principal strengths, weaknesses, and potential risks of each proposed development.Identify risks revealed during the underwriting process and recommend appropriate mitigation measures.Prepare and deliver comprehensive pre-construction analysis reports to department leadership and Investment Committee members.Review monthly construction draw requests, examine third-party monitoring reports, and approve equity draw requests in collaboration with Asset Management.Visit project sites to conduct construction monitoring inspections as required.Compile site inspection reports detailing findings, observations, and risk assessments.Input and track property-specific construction data using CREA’s integrated web-based software.Collaborate closely with other departments within CREA.Requirements:Bachelor’s degree in Construction Management, Engineering, Architecture, Risk Management, or a related field.Minimum of five years of relevant experience in construction, real estate development, or construction risk management, including direct experience underwriting multifamily or residential development projects; candidates with 5–7 years of experience are ideal.Ability to confidently interpret construction plans and technical documents, including geotechnical and environmental reports.Demonstrated ability to perform construction underwriting and due diligence, including analyzing development budgets, construction schedules, plans and specifications, third-party reports, project feasibility, and construction-related risks.Experience identifying construction and development risks and recommending appropriate mitigation strategies as part of the underwriting and investment approval processStrong computer proficiency, along with excellent written communication skills.Working knowledge of residential construction operations, design, and risk mitigation practices.Ability to travel approximately 25%, including overnight travel, throughout the continental United States.

    Position Summary:


    The Senior Software Developer is responsible for designing, developing, and supporting business applications, integrations, and automation solutions that enable scalable, secure, and efficient operations across CREA. This role is application-first, with a strong emphasis on Angular, PHP/Laravel, Microsoft SQL Server, Azure services, and Power Platform tools.     Position Summary:

    This position will play an important role in managing assets in the Stabilized phase within CREA, LLC’s portfolio of Section 42 low-income housing tax credit properties.


    Primary Responsibilities:

    Portfolio Management

    Maintain a detailed working knowledge of each property within the assigned portfolio.Oversee and monitor LIHTC properties from Stabilization (receipt of executed 8609s or final release of equity) through the end of the 15-year compliance period.Act as a liaison between CREA and its operating partners within the CREA Portfolio to provide ongoing monitoring and updates to CREA’s investor partners.

    Reporting & Compliance

    Collect, review, and provide financial reporting on a monthly, quarterly, and annual basis for properties.Analyze with Investment Central (MRI) partnership financial statements and perform risk rating analysis.Perform cash flow analysis and ensure distributions are made timely and in accordance with agreements.Collect tax returns and audits from the lower-tier partnerships and coordinate review and approval through CREA Fund Management Group.Monitor properties for compliance with partnership agreements.Maintain a detailed working knowledge of Section 42 LIHTC program compliance requirements.Review GP requests on potential deal changes and prepare formal requests for Investor RelationsCoordinate annual compliance and insurance reviews with third-party consultant


    Technology & Special Projects

    Site Visits

    Perform annual site visits to properties and follow up on deferred maintenance comments until corrected. Up to 8 weeks of travel annually expected.
