The Assistant Property Manager for property assists Property Manager with managing operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for assigned residential property. Experience with LIHTC properties is required. Full-Time, Hourly/Non-Exempt Monday - Friday 9 am - 6 pm $23-$26.50 per hour (Eligible for Monthly Commissions) Assist the Property Manager in managing day-to-day operations. Ensure all monies received are deposited and recorded on a daily basis and confirm proper bookkeeping procedures. Promptly respond to resident concerns, comments, and/or complaints. Ensure that the proper move-in paperwork, keys, and remotes are prepared for a new resident. Inspect make-ready apartments prior to move in. Maintain and/or create a resident renewal program to encourage resident retention. Assist with management of property maintenance with the assistance of the maintenance team. Assist in managing requests for repairs and maintenance and evaluate timely completion of work orders. Monitor electric, water, and gas usage on the property. Manage and monitor rental collection. Ensure rent and other charges are collected timely and posted daily. Ensure the proper legal notices are given and deadlines met concerning filing eviction, filing writs, and attending court hearings. Assess move-out condition of apartments and have a final account statement sent with the final disposition. Manage, create, and monitor marketing activities. Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property. Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents. Perform other duties as assigned or requested to support property operations. Experience: High school diploma or GED. Minimum two years' LIHTC property management industry experience. One-Site or other property management software. Must have reliable transportation, maintain auto insurance, and have a valid driver's license. Proven ability to market properties. Strong communication and customer service skills. Must be able to pass background check and drug screen LIHTC experience required Preferred: Bilingual or multilingual skills CAM, ARM or CCRM certification. Leasing Agents welcome prospective residents, assist with viewing/touring the property, provide accurate information about each apartment home, properly process rental applications, secure lease agreements from qualified persons, and assist with lease renewals as required. The Leasing Agent is responsible for conducting all job duties in accordance with Fair Housing Laws and Company policy and supports the overall objective of meeting the expectations of the Client, based on the respective financial operating budget and management agreement. Classification: Part-Time, Hourly/Non-Exempt Shift: TBD Compensation: $18-$20 per/hour, DOE (this position is also eligible for monthly commissions). Essential Duties Client Relations: Responsible for carrying out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure Cornerstone is meeting the Client's objectives and expectations. Communication: Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing Cornerstone. Leasing/Occupancy: Maintain occupancy levels as established by owner/budget expectations. Exhibit professional leasing techniques. Assist with the completion of the monthly Market Surveys and analysis. Assist with advertising and marketing strategies for the apartment community as needed. Exhibit closing ratios in regards phone and walk-in traffic per Cornerstone policy. Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily. Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority. Assist with resident retention programs. Ensure the safety, comfort, and privacy of all property residents. Ensure move-in orientation is completed consistently with new residents. Reporting and Document Management: Maintain appropriate resident files including forms, leases, documents in accordance with Cornerstone Standard Operating Procedures. Responsible for the daily integrity and confidentiality of resident files. Ensure that documents and reporting systems are maintained, updated, and organized. May assist in periodic reporting requirements as requested. Risk Management: Ensure compliance of risk management items such as reporting timely and/all injuries, illnesses, property damage following proper standard operating procedures. Facility Maintenance: Assist residents with reporting of maintenance needs. Document facility and maintenance needs and ensure timely completion. Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor. Follow up on maintenance requests to promote resident communication and satisfaction. Other duties as assigned Requirements: Minimum 1 year of experience in a similar role, preferably within Residential Property Management. Experience in hospitality, retail, sales, or customer service will also be considered. Minimum 1 year of customer service and sales experience. High School diploma or equivalency certificate required. Valid Driver's License, a good driving record, and current motor vehicle insurance which meets State requirements. Must be proficient in speaking, reading, and writing in English. Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media). Must be able to pass a background and drug screening.
