    Coates Field Service, Inc. is seeking an experienced in-house Right of Way Agent to support a client’s distribution and transmission projects. The successful candidate will be experienced in acquiring linear right of way for private landowners, and able to adapt to tight deadlines in order to meet project deliverables. The office location is near Waltham, MA. **Per Diem is NOT Available**

    Primary Job Duties & Responsibilities:

    Acquire property and property rights in support of client operations.Protect, preserve, and maximize the value of client property and property rights.Protect and preserve client property rights through prevention and removal of encroachments (Assent Agreements).Prepare documentation for real estate transactions (Sale of land, Grant of Easements, Release of Easements, Licenses, Leases).Research, examine and interpret public records and plans at Registries of Deeds, Registries of Probate and other public repositories relative to property ownership, title, and encumbrances.Record client property records electronically and physically at various Registries of Deeds and other venuesProvide real estate support in the siting of facilities, future planning, abutter lists and notification.Interact with customers, developers, engineers, public officials, real estate brokers, attorneys, and others to facilitate property transactions.Manage and prioritize tasks for complex property rights projectsRespond to inquiries about property and property rights from internal and external clients as well as inquiries requesting third-party use of land and rights-of-way.Other job duties and responsibilities as assigned.

    Knowledge, Skills & Abilities Required:

    Knowledge of real estate principles gained through education and experienceCompletion of professional level courses in Real Estate Practice, Real Estate Law, Contracts, Title Examination, Negotiation, Appraisal, Environmental or related educational concentrations.Understanding of engineering and survey plans, maps, and related design drawings, deeds, and appraisal reports.Computer experience including Microsoft Office and project management software.Understanding the use of GIS systems.Ability to research and interpret land and conveyance records.Capacity to interact effectively with internal and external parties on property transactions.Must possess desire to provide excellent service to clients. Negotiation and conflict resolution proficiency.Strong verbal and written communication skills.Strong organizational skills including the ability to manage and coordinate multiple projects and other assignments at the same time.Possession of a valid driver's license, and an ability and willingness to use personal vehicle on company business.

    Preferred:

    Four (4) year Degree, preferred. from accredited college preferably in Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying, or an equivalent combination of education and experience.Four (4) years Utility Property & Property Rights experience preferred


    Right of Way Agents may have prior experience as attorneys, paralegals, real estate, or land professionals, working in industries such as electric utility power or communication companies, pipeline, engineering firms or government agencies specializing in land development.

The successful candidate will have advanced computer skills and be well-versed in database entry and reporting, cloud file sharing applications, easement, and land acquisition documents, understanding and applying the basics of surface title reports, reading and interpreting design plans, and producing accurate deliverables on short notice. This full-time will report to our Centralized Operations in Oklahoma City, OK.

    This position has the potential for a hybrid remote and on-site work schedule, with initial training in person at our office. Local candidates are encouraged to apply.

    Primary Job Duties & Responsibilities:

    Responsible for data maintenance in the project database, including generating accurate reports, bulk data manipulation, and disseminationAnalyzes legal documents to assure that all have been properly executed and notarizedExamines right of way files (containing easements, deeds, legal descriptions, permits, agreements, contracts, other documents, and correspondence relating to the property) in order to determine issues such as multiple line rights, assignability/abandonment clauses, lease terms, and restrictionsReads design plans/sketches to understand land rights neededReviews title information to create easements and other land acquisition documents accuratelyAnalyzes documents in order to prepare database reports involving ownership information, status of acquisition processes, instructions to field crews, history of contacts between Right of Way Agents and landowners, payments made, damage settlements, property values and other pertinent dataResponsible for final internal quality control of easement documents and the filing of original documents in right of way records systems and county clerk electronic filing systemsCreates and processes large quantities of both inbound and outbound mailIdentifies concerns with title information and refers these to appropriate client representative and/or legal counselReviews, interprets, selects documents, and supervises scanning for permanent storage of right of way recordsCoordinates field office activities with the Field Right of Way Supervisor, Right of Way Agents and other field personnel, subcontractors, landowners, client, vendors, government agencies

    Minimum Requirements:

    Specialized knowledge/education required:

    Coates Field Service, Inc. is seeking an experienced Right of Way Supervisor for electric transmission projects located in Topeka, KS. Only candidates with prior electric transmission experience will be considered. Supervisory experience in the Land Acquisition/Right of Way industry is required. This position will report directly to the client's office to support the daily operations.

    The successful candidate can prioritize constantly changing requirements related to matters of high confidentiality. The successful candidate will have advanced computer literacy and be well-versed in project database work and reporting, cloud file sharing applications, and adept at producing accurate deliverables on short notice.

    Primary Job Duties & Responsibilities:

    Responsible for management and supervision of field office staff and operationsMaintains bank accounts for project and field office, reviews deposits, withdrawals, and other transactionsLiaise between in-house and contract project management, Engineering, Survey, Permitting, Construction, and Environmental groupsRepresents client at public meetings, regulatory hearings, and other presentations relating to the projectReviews and evaluates the work of all field office staffMediates and resolves issues that arise between landowners, agents, clients, subcontractorsAssists Right of Way Agents by making calls on resistant property owners and/or complex ownerships and their representativesAssures that project progress reports are prepared accurately and on scheduleMonitors project budget and prepares forecasts, expenses, milestones, and other reports for clients and Coates corporate officeTrains employees and assures that they understand and carry out their assigned dutiesInstructs personnel on safety proceduresProvides quality control checks on title reports, legal descriptions, and other documents associated with the projectMeets with clients on a regular basis to report on projects and answer questions, resolve issues, and provide summary reportsResponsible for the security of the field office and filesTestifies as expert witness in court during condemnation and other legal actionsLiaison between client and Coates corporate managementMonitors staffing and adjusts personnel numbers in response to workload, budget, and scheduleAudits project files at project end, assure accuracy and organization, transmits or transports files to the client in the requested formatAssists the Manager of Project Management with project updates, schedules, spreadsheets, Eminent Domain preparations, and any other tasks, as assigned

    Knowledge, Skills, & Abilities:

    Previous electric transmission project experience required Supervisory experience in Land Acquisition/Right of Way industry is requiredProficient with and possess working knowledge of applications such as Outlook, Excel, Word, Power Point, and Adobe and manipulate Google Earth Maps including the ability to learn and navigate company-specific applications.Ability to read, understand, explain, and provide review of Engineering and Surveying mapping, alignment sheets, design plans, exhibits, drawings, and profiles as well as draw out legal descriptionsIn-depth knowledge of all aspects of land and right-of-way acquisitionAbility to manage diverse personnel in demanding environmentsKnowledge of turnkey project management, from initial activities such as ownership research through negotiations, acquisition, relocation, construction, damage settlement, condemnationProfessional training and education in law, real estate, petroleum land management, ethics, and project management are preferredExpertise in negotiations, conflict management, mediationOriented toward following and adhering to schedulesProofreading all documents and agent files for final approvalAbility to sit for long periods of time in an office settingAble to multi-task on multiple projects at one time.

    This position is in an office atmosphere; the schedule is 8:00 am to 5:00 pm; few field visits are needed unless necessary; the client desires someone to stay long term.
