Ideal Candidate Experience
Commercial Construction Project Manager with 10+ years of experience with Tenant Improvements, Market Readies, Hard and Soft Demolition, and Ground-up Construction. Must be well-rounded and knowledgeable in all phases of construction and project management from the beginning of the project to the end.
Pre-Construction Requirements
· Meet with clients to develop project scope
· Organize and perform job walks with subcontractors on project site to clarify scope, inspect existing conditions, and collect competitive bids
· Work with and lead an Architect and MEP Design Build Team to create a full set of permit drawings
· Be flexible enough to bid and run a simple project without drawings or specs
· Be familiar with building permit application process and permit procurement
· Use scheduling software (FastTrack or MS Project) to create and maintain a CPM (Critical Path Method) project schedule
· Review subcontractor bids, estimate projects, and assemble complete client proposals
· Write RFIs and prepare submittals
Field Construction Management Requirements
· Understand all aspects of below-grade construction, such as grading, trenching, storm drain, sanitary sewer, electric rough-in, backfill and compaction
· Understand concrete footings, slab-on-grade placement, rebar drawings and concrete mix designs
· Understand structural steel drawings, steel erection, and welding symbols
· Knowledgeable in Plumbing, Electrical, and Mechanical rough-in through trim-out
· Knowledgeable with metal stud framing, doors, frames, millwork, acoustic ceilings, flooring, ceramic tile, glazing, restroom partitions, toilet accessories, roofing, rough carpentry
· Process monthly billings, update projected costs, evaluate project
