    Position Overview:
    BLT is seeking a highly motivated Commercial Analyst to support our Asset Management team. This role will focus on financial analysis, reporting, budgeting/forecasting, and operational performance across a portfolio of commercial assets. The ideal candidate is analytical, detail-oriented, and has strong Excel skills and ARGUS Enterprise experience.

    Key Responsibilities of the Commercial Asset Management Analyst: Support Asset Management team in monitoring and improving financial and operational performance across commercial properties Maintain and update ARGUS Enterprise models, cash flow projections, and valuation assumptions Build and refine property-level reporting, dashboards, and analyses in Excel Assist with annual budgets, reforecasts, and variance reporting (actuals vs. budget) Analyze leasing activity, tenant financial impacts, and market conditions to support strategy and decision-making Track capital projects and assist in evaluating ROI and impact on NOI Prepare materials for internal reviews, ownership reporting, and lender/investor requests Support ad-hoc analysis related to acquisitions, dispositions, refinancing, and asset repositioning
    Qualifications of the Commercial Asset Management Analyst: 1 - 4 years of experience in commercial real estate, asset management, real estate finance, or similar analytical role Strong proficiency in Microsoft Excel (advanced formulas, pivot tables, modeling) Hands-on experience with ARGUS Enterprise (modeling, updates, reporting) Bachelor's degree in Finance, Real Estate, Economics, Accounting, or related field (preferred) Strong attention to detail with the ability to manage multiple priorities and deadlines Ability to communicate findings clearly and effectively to internal stakeholders Applicants must be legally authorized to work in the United States at the time of hire.     Building and Land Technology (BLT) is seeking a detail-oriented and experienced Estimator to prepare complete and accurate estimates and budgets for all contract types (lump sum, time and material, etc.) for mid to high-rise residential or commercial office projects in Stamford, CT.

    Responsibilities of the Estimator:

    Prepare detailed and accurate estimates for materials, labor, equipment, subcontracts, and construction facilities.Foster relationships with subcontractors and suppliers.Attend on-site pre-bid/proposal conferences and site visits.Develop and review subcontractor scopes of work; accept, review, and analyze subcontractor quotes for best value.Prepare project bid status reports and ensure compliance with all specifications, contract Statements of Work, and Bid Invitations.Present cost estimates to meet customer proposals, considering general and special conditions.Prepare scope specifications and requirements; input project schedules; perform quantity takeoffs; prepare cost summary sheets; and input quantities into estimating software.Maintain an accurate, current database of cost codes/accounts for historical data.Utilize appropriate company and industry historical data for pricing estimates.

    Qualifications of the Estimator:

    4-year degree in building construction, engineering, or a construction-related field.7-10 years of related estimating experience.Advanced project estimator skills, including value engineering calculations and familiarity with engineering nomenclature to communicate effectively with Application Engineers, Product Managers, Project Managers, Engineering, and vendors.Strong analytical and communication skills.Excellent attention to detail.Ability to read, understand, and organize construction plans and specifications.Strong organizational and problem-solving skills.Ability to work independently.Ability to multitask, prioritize, and work well under pressure to meet established deadlines.Advanced knowledge of Microsoft Office (Excel, Project, PowerPoint, Word, Outlook) and database software.
