    What to Expect

    Lead the 1031 Practice: You will Oown Bonaventure's 1031 consulting services program end-to-end — analyzing client situations and devising solutions that integrate tax, estate planning, trust, and advanced 1031 exchange tools.Client Advisory & Trusted Counsel: Act as the client's trusted advisor through every stage of the exchange.     Position Summary

    Key Responsibilities


    Portfolio Management Activity

    The Opportunity

    The One Big Beautiful Bill Act, signed July 4, 2025, made Opportunity Zones a permanent feature of the U.S. tax code. OZ 2.0 resets the program with a rolling five-year gain deferral, a reinstated 10% basis step-up for standard QOFs, a new Qualified Rural Opportunity Fund (QROF) structure with a 30% step-up and a reduced 50% substantial-improvement threshold, and an entirely new zone map effective January 1, 2027. State nomination windows open July 1, 2026.

    Bonaventure is positioned to be a first-mover in this reset — and to build something structurally differentiated from what the OZ 1.0 market produced. The strategy is not simply to wrap Bonaventure’s existing development pipeline in a QOF. It is to build a platform that deploys meaningful GP capital (10–25% co-invest) across two channels: proprietary Bonaventure deals and a curated set of third-party operators who bring the best opportunities in markets and asset types beyond Bonaventure’s direct footprint.

    The result is a fund platform that offers LPs both the operational credibility of a GP with skin in the game and the diversification of a best-in-class deal selection process — a combination that was rare in OZ 1.0 and will define the strongest OZ 2.0 franchises.


    The Role

    This is a strategy-first, platform-level position. The person we hire defines how Bonaventure participates in OZ 2.0: which structures to run, which geographies and asset types to target, how to evaluate and partner with third-party operators, and how to sequence fund launches against now that OZ 2.0 is permanently embedded in the tax code.

    The role owns the full investment platform — both the proprietary Bonaventure deal pipeline and the external operator allocation program. It requires the judgment to evaluate deals across both channels against a consistent underwriting standard, the relationships to attract top-tier operators as partners, and the LP fluency to articulate a differentiated story to capital allocators.

    It reports to the CFO and works alongside the CEO, Capital Markets, and Investments teams. This is a builder role with executive-level accountability from day one.


    What You’ll Own

    Investment Strategy & Platform Architecture

You will be fully accountable for both the short and long term performance of the portfolio, with success measured by the increase in equity value, the achievement of financial targets, and the durability of the platform you put in place.

    You will design and execute the strategic direction of every asset in the portfolio, and manage the operating partners who run our communities day to day. You will introduce innovative and actionable strategies to unlock value, including value add repositioning, operational efficiency initiatives, operating platform improvements, capital structure optimization, and creative angles in submarkets and product types others have overlooked.

    You will work shoulder to shoulder with our investments team on every acquisition, with our Debt and Capital Markets team on every financing, and with our leadership team on the long term direction of the platform.     Means and methods to achieve success you will be incorporating are:

    Define, sharpen, and continuously refine Bonaventure's senior living investment thesis across independent living, assisted living, memory care, active adult, and CCRC product types, and translate that thesis into a real, prosecutable acquisition pipeline.Collaborate with our acquisitions team toidentifyand pursue new senior living assets, building a disciplined pipeline that accelerates our portfolio growth from seven to fourteen-plus communities.Support andparticipatein diligence on potential senior acquisitions across physical, operational, market, and competitive dimensions. You will be contributing subject matterexpertiseand your informed perspective to recommendations presented to the leadership team and investment committee/team.Design and execute the strategic direction of each asset to maximize equity and create alpha. This includes value add strategies, operational efficiency initiatives, operating platform improvements, food service and ancillary revenue plays, memory care funnels, and capital market recommendations.Monitor portfolio performance on a weekly, monthly, and quarterly basis. Review leasing and financial trends, hold strategy and issue resolution calls with operating partners, and translate trends into action.Own the relationship with our existing operator (Vitality) andidentify, vet, and onboardadditionalbest in class operators as we scale. Hold every operator to a standard and help them get there.Assess capital expenditure needs and develop long term capital plans for each asset, aligned to overall portfolio strategy and capital availability.Walk every property regularly.     Qualifications:

    Our ideal candidate will have 10+ years of senior living experience spanning both the investment and operating sides, with a business, finance, or real estate degree. Leadership and the ability to own outcomes, build teams, and drive project timelines are critical. This individual will be passionate about senior living, will have a ravenous appetite for learning, and will thrive in a goal driven, fast paced environment using a competitive work ethic and the nimble, cognitive ability to adapt to change and succeed in an entrepreneurial setting.
