Position Summary
The Leasing Consultant plays a key role in creating a welcoming and engaging community atmosphere while driving leasing success. This position is responsible for assisting prospective residents through the leasing process, maintaining high occupancy levels, and ensuring an exceptional customer experience. The Leasing Consultant serves as the first point of contact for residents and prospects, providing outstanding service, conducting property tours, and managing lease applications. Additionally, this role supports marketing efforts, resident retention initiatives, and administrative tasks to contribute to the overall success of the community.
Key Responsibilities
Leasing & Sales
Greet prospective residents, establish rapport, and assess their housing needs.
Conduct property tours, highlighting features, amenities, and community benefits.
Handle leasing inquiries via phone, email, and in person, providing accurate information and prompt follow-ups.
Guide prospects through the leasing process, including application submission and qualification verification.
Accurately process lease applications and communicate approvals, denials, and next steps to applicants.
Meet or exceed leasing goals by closing leases and maintaining a high conversion rate.
Maintain knowledge of local market conditions, pricing strategies, and competitor offerings.
Assist with renewals, lease extensions, and transfers to maximize resident retention.
Customer Service & Resident Relations
Provide an exceptional customer experience to prospects, residents, and guests.
Assist new residents with the move-in process, ensuring a seamless transition.
Address resident inquiries and concerns in a professional and timely manner.
Promote resident satisfaction by engaging in community events and activities.
Support renewal efforts through follow-ups, resident engagement, and retention programs.
Marketing & Outreach
Assist with online marketing efforts, including property listings, social media, and digital advertising.
Maintain updated leasing materials, brochures, and promotional content.
Partner with the team to execute marketing campaigns, resident events, and community outreach.
Conduct market surveys and competitor analysis to stay informed on industry trends.
Administrative & Compliance
Ensure all leasing paperwork is completed accurately and in compliance with company policies and Fair Housing regulations.
Maintain accurate records in Appfolio or other property management software.
Process rental payments, deposits, and fees as needed.
Ensure model apartments and tour routes are clean, staged, and ready for prospects.
Assist with resident communications, notices, and follow-ups.
Education & Experience
High school diploma or equivalent (GED) required.Minimum of one year of leasing, sales, or customer service experience (preferred).Knowledge of Fair Housing regulations (preferred).Experience with MFTE programs (preferred).Proficiency in Appfolio and Google Suite (preferred).Background in multifamily property management, retail sales, hospitality, or related industries.Skills & Competencies

The Maintenance Technician is responsible for performing routine and emergency maintenance to ensure the property remains in top condition and provides a safe, comfortable environment for residents. This role requires hands-on technical skills, problem-solving abilities, and the ability to manage service requests efficiently. The Maintenance Technician works closely with the maintenance team to complete repairs, troubleshoot issues, and maintain building systems.

The duties of the Leasing Consultant include, but are not limited to, the following:
Informing the Community Manager of Rental Application outcomes from the resident screening company and communicating these results to applicants per the Community Manager's instructions.Establishing new resident files, drafting Rental Agreements, and completing all relevant paperwork related to new residents.Conducting move-in inspections upon request.Accurately collecting and recording rents and work orders when required.Providing assistance with paperwork and special projects as needed.Ensuring compliance with Fair Housing, Equal Opportunity Employment, and Landlord Tenant laws.Possessing comprehensive knowledge of property marketing strategies, including familiarity with available units, their conditions, rental rates, and move-in dates.Compiling a comprehensive list of community, property, and unit benefits for marketing purposes.Understanding property policies concerning deposit amounts, rental agreements, and restrictions.Conducting monthly rental market comparisons with competitors to inform marketing strategies.Maintaining a daily Traffic Log accurately.Daily inspection of Model/Vacant units to ensure they are in optimal condition for showcasing.Ensuring all rental applications are completed, signed, and processed promptly and correctly.Utilizing various marketing tools such as flyers, brochures, referral coupons, and periodical ads, and collecting completed Welcome Cards for follow-up calls.Marketing the property to local businesses as necessary.Qualifications and Experience
