Job SummaryThe Site Compliance Specialist is responsible for ensuring compliance with Project-Based Section 8, LIHTC, HOME, and Bond programs at assigned properties. This role involves monitoring, evaluating, and maintaining compliance with all affordable housing regulations while supporting the on-site Community Manager with property operations.
Essential FunctionsManage all compliance-related certifications on-site.Ensure correct leasing forms, procedures, and tenant screening are utilized in line with regulations.Coordinate file reviews and audits with Corporate Compliance.Maintain 100% compliance on HUD and HOME tenant files.Assist with preparation and documentation for Management Reviews with the Community Manager and State Agency.Partner with Corporate Compliance Specialists to develop action plans for non-compliant issues.Maintain accurate tenant files and centralize first-year file storage.Assist with resident orientation, rent collection, and deposit preparation.Enter work orders for maintenance staff as needed.Support legal proceedings and risk management issues.Perform supervisory duties in the Community Manager’s absence.Carry out additional duties as assigned.RequirementsStrong knowledge of LIHTC regulations and Project-Based Section 8/Tax Credit housing.3–5 years of property management experience (subsidy, tax credit, elderly, or conventional).Strong communication, organizational, and project management skills.Ability to maintain confidentiality and meet deadlines.Onsite property management experience required.Education & ExperienceBachelor’s degree OR equivalent work experience.Minimum 3 years of property management certification processing.Working knowledge of affordable housing programs.Preferred Qualifications5+ years of Affordable Housing/Compliance experience (regional role preferred).Certifications: COS required; HCCP, TCS, C3P, or similar a plus.OneSite-RealPage experience a plus.Physical DemandsLift 5–20 lbs as needed.Frequent use of hands/fingers; occasional standing, walking, bending, stooping, and kneeling.Must be able to walk entire property.Work EnvironmentCombination of indoor office and outdoor property settings.Noise levels vary depending on location.
