    About the Role

    The Property Manager is responsible for the overall operational, financial, and regulatory compliance performance of an Affordable Housing residential community. This is not a conventional market-rate Property Manager role: success in this position requires strong attention to program compliance, resident eligibility, documentation accuracy, and Fair Housing regulations, alongside day-to-day property operations.


    This role oversees resident relations, lease administration, maintenance coordination, rent collection, reporting, and Affordable Housing compliance requirements to ensure the property remains safe, well-maintained, audit-ready, and fully compliant with all applicable regulations.


    The Property Manager serves as the primary point of contact for residents, vendors, regulatory partners, and internal stakeholders. This position requires strong organization, sound judgment, consistency, and the ability to balance compassionate resident service with firm policy enforcement in a regulated housing environment.


    What You’ll Do

    About the Opportunity

    Beach Front Property Management is seeking a friendly, organized, and service-oriented Property Manager to support a residential community in Gardena. This role is perfect for an experienced Assistant Manager or Property Manager looking for flexible hours, hands-on involvement, and the unique benefit of discounted onsite living.


    You’ll be the heartbeat of the community serving as the primary point of contact for residents, vendors, and internal partners—while helping ensure daily operations run smoothly and residents feel truly at home.


    What You’ll Be Doing

    Oversee daily, weekly, and monthly property operationsSupport the Regional Property Supervisor with performance and compliance initiativesMarket the community, lease homes, and maintain strong occupancyEnsure all vacancies are pre-leased and filled within 30 daysMaintain full compliance with Fair Housing laws and all local, state, and federal regulationsProcess rent, invoices, and financials using Yardi VoyagerReview rent rolls and delinquency reports dailyPrepare and serve required notices, including 3-day noticesRespond to resident concerns with professionalism and empathyPerform property inspections and ensure turn units are completed within 3–5 business daysCoordinate and follow up on maintenance requestsComplete required reporting, including monthly market surveysAttend meetings, trainings, and assist with emergency or on-call needs as requiredPitch in on additional responsibilities as neededRequirements:Previous property management experienceKnowledge of Fair Housing laws and landlord/tenant fundamentalsStrong customer service skills with a calm, solutions-focused mindsetClear, professional written communication skillsBasic proficiency with Outlook, Excel, Word, and Microsoft TeamsExperience with Yardi Voyager (preferred, not required)Reliable transportationBilingual - Spanish (preferred)
