    Position Summary: We are seeking a highly motivated and experienced Commercial Construction Project Manager to oversee and manage all aspects of commercial and industrial construction projects, from preconstruction planning to execution, closeout, and commissioning. The ideal candidate will have a deep understanding of mechanical, electrical, civil, and structural construction disciplines and will be responsible for ensuring projects are completed on time, within budget, and to the highest quality standards. This position requires a self-starter with strong leadership skills, proficiency in construction management software, and the ability to effectively coordinate multiple subcontractors, vendors, and project stakeholders.     B2 Constructors LLC is seeking an experienced Project Superintendent to lead field operations for a VA Medical Center parking lot construction project at the Dallas VAMC. This is a federally contracted project requiring strict compliance with VA regulations, VHA safety and access protocols. The Superintendent will be the primary on-site representative responsible for coordinating all subcontractors, enforcing quality standards, and driving the project to on-time, on-budget completion.

    The scope includes civil sitework and parking lot construction for the VA Medical Center campus, encompassing:

    Demolition of existing improvements (saw cutting, haul-off, disposal)Earthwork, grading, and subgrade preparationStorm sewer installationErosion and sediment control (install, maintain, remove at closeout)Concrete paving, flatwork, curbs, and ADA-compliant detailsHigh-security perimeter fencing and gate systemsPavement markings, signage, and site detailsElectrical work: demolition, temporary power, underground distribution, and exterior lightingLandscape and irrigation modifications

    Key Responsibilities

    Field Management & CoordinationServe as the primary point of contact on-site for the VA Contracting Officer, COR, and A/E representative.Manage and coordinate all subcontractors across civil, electrical, fencing, concrete, landscaping, and specialty tradesMaintain a current 3-week lookahead schedule and participate in owner/VA progress meetingsReview and understand contract drawings and all applicable specification sections.Sequence work to minimize disruption to active VA Medical Center operations and shuttle/parking accessSafety & ComplianceEnforce OSHA and VA/VHA site safety standards at all times; conduct daily safety briefings and weekly toolbox talksManage site access controls in accordance with VA facility requirements, including badging and escort protocolsEnsure NPDES stormwater compliance and maintenance of erosion control measures throughout the project durationCoordinate utility disconnects, outages, and tie-ins with VA Facility Management with required advance noticeQuality ControlImplement and maintain the project Quality Control Plan per VA contract requirementsCoordinate construction material testing (soils compaction, concrete cylinders) and respond to failed tests with corrective actionReview submittals in the field and confirm installed materials match approved submissionsConduct and document preparatory, initial, and follow-up QC inspection phases for each definable feature of workSchedule & CostMonitor subcontractor progress against the baseline schedule; identify and communicate float erosion and delays earlyProactively identify and resolve scope gaps (survey/layout, traffic control, trench restoration, gate operator power, etc.) before they cause schedule or cost impactTrack and document potential change conditions; submit timely notice to the PM for any changed conditions or directed changesReview and approve subcontractor daily reports, labor hours, and material deliveriesDocumentation & CloseoutMaintain a daily superintendent’s log documenting weather, crew counts, equipment, work performed, and significant eventsManage RFI field observations and coordinate responses with the PM and A/ECollect as-built markups from all subcontractors throughout construction; compile final as-built setCoordinate final inspections, punch list completion, and turnover documentation including O&M manuals, warranties, and training

    Requirements

    Education and Experience:

    Minimum 7 years of experience as a field superintendent on commercial or civil construction projects of comparable scope and complexityPrior experience on VA, DoD, or other federal government construction contracts strongly preferredDemonstrated experience managing civil sitework, concrete paving, underground utilities, and electrical subcontractors simultaneouslyWorking knowledge of Davis-Bacon Act prevailing wage requirements and certified payroll complianceOSHA 30-Hour Construction certification (required)Ability to read and interpret construction drawings, specifications, and geotechnical reportsProficient with construction scheduling tools (Procore or MS Project) and field documentation softwareValid driver’s license and ability to pass VA background investigation and facility access requirements

    Preferred Qualifications

    Experience with VA VHA Master Specifications and Veterans Affairs construction proceduresPrior work on active medical or hospital campuses requiring coordination with facility operationsFamiliarity with high-security fencing and gate systems (AMAG, Lift Master, or similar)LEED or quality management system familiarityUSACE Construction Quality Management (CQM) certification
