    Key Responsibilities
    Position Summary:
    The Maintenance Supervisor is responsible for overseeing all maintenance operations of the community, ensuring the property is maintained to the highest standards of safety, functionality, and appearance. This role requires strong technical knowledge in HVAC, plumbing, electrical, carpentry, and pool operations (CPO certification preferred). The Maintenance Supervisor leads the maintenance team, coordinates with vendors and contractors, and ensures timely completion of work orders, preventative maintenance, and unit turns. Weekend rotations for emergency maintenance response are required.

    Vendor & Budget Management

    Emergency & On-Call Responsibilities

    This hybrid role combines the responsibilities of a Regional Maintenance Director and Construction Manager, providing leadership for onsite maintenance operations while overseeing capital projects, acquisitions, renovations, due diligence, and portfolio asset preservation strategies.

    The Regional Construction & Maintenance Director partners closely with Operations, Asset Management, and Property Leadership teams to reduce operating expenses, improve maintenance performance, accelerate apartment turn times, and maximize property value through effective capital planning and execution.

    This leader serves as a mentor, coach, and subject matter expert for onsite maintenance teams while championing the Arete Res culture and mission of Creating Exceptional Experiences.

    Essential Responsibilities

    Regional Maintenance Leadership

    Capital Planning & Asset Preservation

    Develop and maintain long-term capital replacement schedules for each community.Prepare annual capital budgets and reserve analyses.Evaluate major building systems including roofs, HVAC, plumbing, electrical, paving, exterior components, pools, and amenities.Recommend asset preservation strategies that maximize long-term property value.Ensure compliance with all life safety and regulatory requirements.

    Vendor & Procurement Management

    Establish strategic vendor relationships and negotiate favorable pricing agreements.Develop portfolio purchasing programs to maximize cost savings.Evaluate vendor performance and ensure quality standards are consistently met.Ensure compliance with company purchasing and contract approval processes.

    Compliance & Risk Management

    Bachelor's degree in Construction Management, Business, Engineering, Property Management, or related field preferred.Minimum 7-10 years of multifamily maintenance, construction, or facilities management experience.Minimum 5 years of regional leadership experience within multifamily housing.Demonstrated experience managing capital projects and renovations.Experience with acquisition due diligence and capital planning.Strong understanding of multifamily building systems including HVAC, plumbing, electrical, roofing, structural, pools, and exterior systems.Valid driver's license and ability to travel extensively throughout the portfolio.

    Preferred Certifications

    CAMT, CAPS, or CAM designation.EPA Universal Certification.CPO Certification.PMP Certification preferred.OSHA 10 or OSHA 30 Certification.General Contractor license (where applicable).

    Knowledge, Skills & Abilities

    Strategic leadership and team development skills.Strong financial acumen and budget management expertise.Exceptional project management capabilities.Ability to analyze operational data and develop action plans.Strong negotiation and vendor management skills.Excellent written and verbal communication skills.Proficiency in property management software (ResMan preferred).Strong organizational, analytical, and problem-solving abilities.

    Physical Requirements

    Ability to travel extensively throughout assigned markets.Ability to walk communities, climb stairs, roofs, ladders, and inspect mechanical areas.Ability to occasionally lift up to 50 pounds.Ability to work both indoors and outdoors in varying weather conditions.
