Position Overview Applied Digital is seeking a highly experienced Senior Construction Project Manager to lead the execution of tenant fit-out projects within our high-performance data center campuses. This role is responsible for managing all aspects of interior build-outs for customer deployments, including coordination of mechanical, electrical, and plumbing (MEP) systems, customer-specific infrastructure, and integration into existing base building systems. The ideal candidate brings a strong background in mission-critical construction, exceptional stakeholder management skills, and deep experience delivering fast-paced, technically complex tenant fit-out projects in data center or similar environments. Success in this role requires proactive communication, strong cross-functional coordination, and a commitment to keeping leadership informed of project status, risks, and key decisions. Key Responsibilities Project Leadership & Execution Lead end-to-end delivery of tenant fit-out construction projects from design coordination through commissioning and turnover Develop and manage detailed project schedules, budgets, and resource plans aligned with customer requirements and internal milestones Ensure all projects are delivered safely, on time, within scope, and within budget Tenant Fit-Out Delivery Serve as the primary point of contact for customers during fit-out execution, ensuring alignment on scope, timelines, and technical requirements Coordinate installation of customer-specific infrastructure, including power distribution, cooling systems, rack layouts, and cabling Oversee integration of tenant systems into base building infrastructure while maintaining uptime and operational continuity Procurement & Equipment Coordination Work closely with the Strategic Procurement team to support equipment sourcing, procurement tracking, and delivery timelines for long-lead and critical equipment Ensure alignment between procurement schedules and construction sequencing to prevent delays and installation conflicts Proactively identify and escalate risks related to supply chain, lead times, and equipment delivery Design & Preconstruction Coordination Collaborate with design, engineering, and procurement teams to review and finalize construction documents and specifications Manage submittals, RFIs, and design changes related to tenant-specific requirements Ensure constructability and alignment with project timelines and budgets Contractor & Vendor Management Manage general contractors, subcontractors, and vendors across multiple fit-out projects Lead site meetings, track progress, and enforce accountability for performance, safety, and quality Review and approve invoices, change orders, and project cost forecasts Quality, Safety & Compliance Enforce strict adherence to safety protocols and ensure all work complies with applicable codes, standards, and company policies Oversee quality control processes, inspections, and commissioning activities Ensure documentation and turnover packages meet both internal and customer expectations Stakeholder Communication & Reporting Provide clear, consistent, and proactive communication to internal leadership on project status, risks, and key milestones Escalate issues early and effectively, ensuring transparency and alignment across stakeholders Maintain strong working relationships with customers, operations teams, and cross-functional partners Basic Qualifications Bachelor’s degree in Construction Management, Engineering, or a related field 8+ years of experience managing construction projects, with at least 3+ years in tenant fit-out or interior build-outs Demonstrated experience delivering projects in mission-critical environments (data centers, industrial, or similar) Strong understanding of MEP systems, particularly power and cooling infrastructure Proven ability to manage multiple projects simultaneously in a fast-paced environment Preferred Qualifications Direct experience managing data center tenant fit-outs or customer deployments Experience coordinating with hyperscale, HPC, or enterprise customers Familiarity with commissioning processes and turnover in mission-critical facilities Strong knowledge of construction contracts, scheduling tools, and cost management practices PMP or similar project management certification Experience working within live or operational facilities with strict uptime requirements Core Competencies Strong sense of ownership and accountability Proactive communicator who prioritizes transparency and upward reporting Execution-focused with strong attention to detail Ability to manage complexity, ambiguity, and shifting priorities Collaborative mindset with a focus on driving results Please note that Applied Digital is currently unable to sponsor new applicants for employment authorization or provide immigration-related support for this position. As a direct representative of the owner in a field support role, this role is responsible for monitoring field execution of HVAC, piping, plumbing, and mechanical systems while ensuring strict standards for safety, quality, and schedule performance.     Role Overview:

    The Community Engagement Coordinator will serve as Applied Digital’s primary representative within the communities surrounding the site. This role is responsible for fostering meaningful relationships with local stakeholders, enhancing the company’s visibility and reputation, and ensuring Applied Digital remains a trusted and valued partner. The coordinator will strategically evaluate community opportunities, manage engagement efforts, and assist new employees in integrating into the local area while aligning activities with company goals and values.


    Key Responsibilities:

    Community Representation & Engagement

    Represent Applied Digital at city board meetings, township meetings, and other community gatherings.Act as the primary point of contact for local organizations, officials, and residents regarding concerns, opportunities, and partnerships.Maintain a solid understanding of company projects and priorities to effectively represent Applied Digital in discussions and public forums.Participate in company-led initiatives, including Applied Digital Cares and the Applied Digital Ambassador Program, to ensure consistent communication and community alignment.Maintain ongoing communication with community stakeholders to understand evolving needs and opportunities.


    Event & Volunteer Management

    Plan, coordinate, and execute Applied Digital’s participation in community events in collaboration with marketing and internal stakeholders.Strategically assess and recommend which events or volunteer initiatives the company should support.Work closely with internal teams to promote employee participation in local events and volunteer opportunities.


    Employee Integration Support

    Serve as a local resource for employees relocating to or integrating into Ellendale, Jamestown, and surrounding areas.Provide informal town tours, informational sessions, and resource guides to help employees and their families settle in smoothly.Maintain in-depth knowledge of housing, amenities, community resources, and local culture to support new employee integration.


    Public Relations & Corporate Responsibility

    Build and maintain strong relationships with city and county officials, community leaders, and residents.Communicate company updates, initiatives, and community involvement efforts to local stakeholders.Track and report on community engagement activities, public sentiment, and partnership opportunities.Support corporate social responsibility efforts, including sponsorships, donations, and volunteer initiatives.


    Coordination with Data Center Development (DCD)

    Partner with DCD to support community integration, permitting, and communications with local AHJs, ensuring consistent messaging across construction and operations.Stay informed about off-site construction activities (e.g., road work, water export, utilities) managed by DCD or third-party vendors to align external and internal messaging.


    Required Qualifications:

    Bachelor’s degree in communications, Public Relations, Community Engagement, or related field preferred.2+ years of experience in community relations, public affairs, nonprofit, or similar roles.Strong public speaking, interpersonal, and relationship-building skills.Ability to plan and manage events and coordinate multiple stakeholders.Excellent organizational skills with the ability to manage multiple priorities.Familiarity with rural communities and local government structures is a plus.Strong written and verbal communication skills with attention to detail.
