About the position
As a Project Manager, you will assist with managing mid-sized to large commercial and multifamily projects (upwards of $20M+) and be involved from cradle to grave. You must be able to handle relationships with owners, engineers, and architects as well as the project team including: Project Admins, Superintendents and Senior Project Management as well as other company staff. This is a a results-oriented role.

We need a Construction Project Manager to represent the owner's interests on ground-up multifamily projects. You'll own the master schedule, coordinate with the GC and design team, and see projects through from pre-construction to CO and move-in.
This is a schedule-and-budget-control job. If you've delivered garden-style or podium multifamily on time and you run a tight process, this is probably a fit.
What You'll Do
Own the master construction schedule and 3-week look-aheads. Update progress daily, run weekly schedule reviews with the GC, and drive recovery plans when things slip.
Track budget vs. GMP and contingency. Review change orders, validate pay apps, and coordinate with lender draw requests.
Be the day-to-day point of contact with the GC, architect, engineers, inspectors, and testing agencies. Run OAC meetings, document decisions, follow up on action items.
Walk the site regularly with QA/QC checklists. Maintain a risk log. Make sure inspections and commissioning get scheduled and passed.
During pre-construction, participate in constructability reviews and value-engineering. Track permits, utility approvals, and long-lead items.
At close-out, lead punchlist tracking, coordinate commissioning, and collect as-builts, O&M manuals, and warranties. Make sure turnover timing works with lease-up.
What We're Looking For
