    Position Overview: The Project Manager will oversee the planning, execution, and completion of pre-engineered metal building projects from awarded project to delivery and erection. This role requires a strong blend of technical knowledge, leadership skills, and project management expertise to ensure projects are completed on time, within budget, and to the highest quality standards.


    Key Responsibilities:


    Project Planning & Coordination:

    · Develop comprehensive project plans outlining scope, timelines, resources, and budgets.

    · Coordinate with engineering, design, fabrication, procurement, and erection teams to ensure seamless project execution.

    · Define project objectives, deliverables, and success criteria in collaboration with stakeholders.

    · Develop Schedule of Values, (SOV’s) as required


    Client Management:

    · Serve as the primary point of contact for clients, addressing inquiries, providing updates, and managing expectations.

    · Collaborate with clients to understand their requirements and translate them into actionable project plans.

    · Ensure client satisfaction through effective communication and quality delivery.

    Budget & Cost Management:

    · Prepare and manage project budgets, ensuring financial targets are met.

    · Monitor project expenditures, identify cost-saving opportunities, and manage change orders.

    · Approve and process invoices, ensuring alignment with budget and contractual agreements.


    Scheduling & Time Management:

    · Develop and maintain detailed project schedules, ensuring timely completion of all phases.

    · Identify potential delays or bottlenecks and implement corrective actions to keep projects on track.

    · Coordinate with subcontractors and suppliers to ensure timely delivery of materials and services.


    Quality Assurance & Compliance:

    · Ensure all projects comply with industry standards, safety regulations, and company policies.

    · Implement quality control procedures to maintain high standards in fabrication and erection processes.

    · Conduct regular site inspections and audits to ensure compliance and address any issues promptly.


    Team Leadership & Development:

    · Lead and motivate project teams, fostering a collaborative and productive work environment.

    · Provide guidance, training, and support to team members to enhance their skills and performance.

    · Conduct performance evaluations and address any performance-related issues.

    Collaborative team environment with cross-functional interactions.


    Risk Management:

    · Identify potential project risks and develop mitigation strategies.

    · Monitor project progress to proactively address any emerging risks or challenges.

    · Ensure all safety protocols are followed to minimize accidents and incidents on site.


    Reporting & Documentation:

    · Prepare regular project status reports for senior management and stakeholders.

    · Maintain accurate and up-to-date project documentation, including contracts, drawings, and correspondence.

    · Utilize project management software to track progress and manage project data effectively.

    Requirements:

    Required Qualifications:

    · High School Diploma/GED

    · Minimum three (3) years in a Project Manager role

    · Strong knowledge of pre-engineered metal building systems, fabrication processes, and erection techniques.

    · Excellent leadership, communication, and interpersonal skills.

    · Strong problem-solving abilities and attention to detail

    · Ability to manage multiple projects simultaneously and work under pressure.

    · Ability to visit and work on various construction sites which may necessitate exposure to various weather conditions. Must have the ability to walk, stand, stoop, crouch, squat, bend over, climb and lift at least 50 lbs.

    · Must be a U.S. citizen. Will not offer sponsorship.


    Preferred:

    · Candidates who are familiar with (e.g., MBS, Bluebeam, Procore, Tekla -3D / BIM Models, Smartsheet’s,), and MS Office Suite.

    · PMP (Project Management Professional) certification.

    Job Summary

    The Project Manager will be responsible for the construction of all single family and multi-family homes located in the Greater Fort Wayne-Allen County, IN area. This position is responsible for all projects assigned in this area including bidding homes with the local trade base, and then constructing the homes through completion, and post-closing warranty. This position will initially report to the CEO of the Company and ultimately to the newly hired Divisional President of this region.


    Functions and Responsibilities

    · Assist CEO and Indianapolis Purchasing team in bidding out select homes to offer in this area

    · Review project start package and information for completeness and accuracy at AM hand off

    · Collaborate with CEO and Indianapolis Purchasing team regarding any resolutions or details needed to finish project successfully

    · Attend the Customer Pre-Construction meeting to ensure full alignment between Customer and Construction department regarding expectations

    · Inspect job site and review all site work to ensure successful project completion

    · Maintain plan with trade partners to ensure timely project completion

    · Maintain plan with suppliers to ensure timely project completion

    · Ensure project is on track and ready for a timely completion

    · Ensure all project data is current and provides complete and accurate status

    · Monitor project schedules and mitigate any / all blockers to ensure on time completion of project

    · Ensure any post-closing tasks and / or back ordered items are completed timely and meets established quality standards

    · Oversee trades and suppliers to ensure work is up to standards and on schedule

    · Ensure personnel and jobsites follow all safety and personal protection protocols

    · Ensure contractor base is paid via PO and VPO within pay period

    Requirements:

    Competencies

    • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
    • Strong knowledge of residential on-site and off-site construction
    • High level of productivity, analytical ability, attention to details and accuracy
    • Ability to forecast and plan around outside influences that may affect project and tasks
    • Strong knowledge of best practices and building code as it relates to residential construction
    • Ability to work well with others to drive quality, timeliness, and cost control
    • Proficiency in company software and programs
    • Excellent communication skills with both internal and external customer interactions
    • Promote teamwork and quality service through daily communication and coordination
    • Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
    • Must have a valid driver’s license
    • Must have a valid OHSA 30 certification
