    Location: Central Phoenix / Uptown Corridor (Office Location TBD) Compensation: $100,000+ (comprising $65,000 – $75,000 Base + New Business Bounties Leasing Commissions) The Opportunity: Planting the Flag Adaptive Realty, a Los Angeles-based property management firm in its 15th year of operations and focused on managing high quality buildings for long-term owners, is expanding to Phoenix. We are looking for a Founding Employee to help us build a world-class property management branch from zero. You won't just be managing properties; you will be establishing our operational DNA and physical presence in a new market. In the beginning, your primary focus will be partnering with the owner of Adaptive to secure our first contracts and scouting a permanent headquarters in the Uptown/Camelback corridor. As we scale, you will transition into a leadership role: Helping recruit, hire, and train the next generation of Phoenix team members while ensuring the Adaptive Way is never compromised. Core Cultural Competencies At Adaptive, we manage buildings with a specific philosophy. We are looking for a leader who embodies: Radical Integrity: We tell the truth to owners and tenants, even when it's uncomfortable. No sugar-coating. Extreme Ownership: No buck-passing. If a vendor fails or a project stalls, you own the solution. Urgency: We treat problems, including vacancies, with the strong sense of urgency they deserve. Process-First: You value systems over heroics. You will help document and refine the local workflows that allow us to scale without losing quality. Key Responsibilities Sales Growth Partnership: Attend Phoenix sales calls and owner presentations with the Founder. Actively prospect for new 1-50 unit residential opportunities. Field Operations: Handle all roving duties, including initial leasing, move-ins, unit inspections, and emergency response. (Note: Leasing duties will transition to a dedicated specialist as volume increases). Vendor Management: Build and police a top-tier roster of local trades (HVAC, plumbing, GC, etc.). Technical Oversight: Conduct rigorous, deep-dive building inspections. Manage apartment turns and renovation projects to a high standard. Owner Relations: You must be able to fluently explain property P Ls and maintenance costs to sophisticated investors. You are the local face of each asset's financial health. Requirements Active Arizona Real Estate License: Non-negotiable (required for roving duties and commissions). If you are licensed as a broker and prepared to use your license to license our PM entity, we will pay at the higher end of the base salary range below. 4+ Years Experience: Proven background in Phoenix residential property management with some experience in maintenance and construction oversight. AppFolio Google Workspace: Expert-level proficiency. Professionalism: Exceptional verbal and written communication. You must be comfortable and polished in meetings with high-net-worth clients. Independence: Proven ability to work autonomously and manage an office environment without daily supervision. Compensation Incentives Base Salary: $65,000 – $75,000 (DOE). New Business Bounty : $500 per unit for any new management contracts secured (Paid as a lump sum after 90 days of successful management). Initial Leasing Commissions: $300 per new lease. Portfolio Milestone Bonus: $10,000 paid upon reaching and stabilizing 100 units under management in the Phoenix metro. Depending on how quickly we scale and how successful you are at sourcing management assignments, this could easily be a $100-150k / year opportunity . (And note that it, if you are successfully sourcing assignments, we will hire additional staff to take more of the day-to-day management burden off of you.) Hiring Process This is the most critical hire for our Phoenix expansion. Because we are looking for a long-term partner to help us build this market, we will take our time to find the right person. We are not looking for someone who needs to jump into a new role immediately.
