    A DAY IN THE LIFE OF A PROPERTY MAINTENANCE TECHNICIAN

    As a Property Maintenance Technician, you ensure that our residents have safe, comfortable apartments in good repair and that they are happy with the level of service that they receive. You promptly address any concerns that arise in the apartments of current residents and make the appropriate handyman repairs. When a resident moves out, you work hard to make the apartment move-in ready for the next resident within 5 days of the vacancy. You are organized and keep accurate records regarding preventative maintenance, work orders, inspections, and inventories.


    Always happy to help, you assist the manager with apartment inspections. You participate in our on-call emergency rotation for evenings, weekends, and holidays. You enjoy interacting with people and are known for being calm, friendly, responsive, and capable. With pride, you contribute to the cleanliness and curb appeal of the community. Each shift brings a combination of daily checklists and unexpected surprises. You love that you are never bored!     AAMCI is hiring a Lead Maintenance employee to join our team at a 101-unit Senior/Elderly Section 8 and in Knoxville, TN.

    The community is an affordable housing community with Section 8 rent subsidy, providing housing to income-qualified residents. In this position, AAMCI expects strong customer service, safety management, skill set development and time management with the goal to create a home and strong communities for each of our residents to thrive.


    This position participates in on-call emergency for evening, weekends, and Holidays, and pays a premium rate of pay for each call out. Pay starting at $23 depending on experience


    AAMCI provides many training opportunities, and many paid opportunities to obtain higher levels of certificates.


    Primary duties include, but are not limited to:

Must have experience in Project Based Section 8 and Tax Credit.


    Responsibilities:

    A DAY IN THE LIFE OF A PROPERTY MAINTENANCE TECHNICIAN

    As a Property Maintenance Technician, you ensure that our residents have safe, comfortable apartments in good repair and that they are happy with the level of service that they receive. You promptly address any concerns that arise in the apartments of current residents and make the appropriate handyman repairs. When a resident moves out, you work hard to make the apartment move-in ready for the next resident within 5 days of the vacancy. You are organized and keep accurate records regarding preventative maintenance, work orders, inspections, and inventories.

    Always happy to help, you assist the manager with apartment inspections. You participate in our on-call emergency rotation for evenings, weekends, and holidays. You enjoy interacting with people and are known for being calm, friendly, responsive, and capable. With pride, you contribute to the cleanliness and curb appeal of the community. Each shift brings a combination of daily checklists and unexpected surprises. You love that you are never bored! And, most of all, you feel great about the important part you play in our success as a property management company and in creating a place that our residents are proud to call home!


    QUALIFICATIONS FOR A PROPERTY MAINTENANCE TECHNICIAN

    2+ years of maintenance experienceBasic understanding of plumbing, electrical, carpentry, and general handyman workValid driver's license and reliable transportation

     Full Time - Monday thru Friday, 8 am to 5 pm.


    Position Overview: We are currently seeking a dedicated and experienced Community Manager with expertise in Yardi Voyager software to oversee the day-to-day operations of our affordable housing properties. The ideal candidate will possess strong leadership skills, excellent communication abilities, and a passion for delivering high-quality service to our residents. Must have experience in Project Based Section 8 and Tax Credit.


    Responsibilities:

    Manage all aspects of property operations, including leasing, rent collection, maintenance, and resident relations, in accordance with affordable housing regulations and company policies.Utilize Yardi Voyager software to effectively manage property finances, including budgeting, rent roll management, accounts payable/receivable, and financial reporting.Oversee the leasing process, including marketing vacancies, conducting property tours, screening applicants, and executing lease agreements.Ensure compliance with all applicable affordable housing programs, including Project Based Section 8, and maintain accurate records and documentation.Supervise on-site staff members, including leasing agents, maintenance technicians, and administrative personnel, and provide guidance and support as needed.Foster a positive and inclusive community environment by organizing resident events, addressing resident concerns, and promoting a sense of belonging and pride among residents.Collaborate with vendors and contractors to ensure timely and cost-effective completion of maintenance and repair projects, while maintaining high standards of quality and safety.


    Qualifications:

    Minimum of 3 years of experience in property management, with a focus on affordable housing communities.Strong proficiency in Yardi Voyager software, including experience with Yardi Affordable Housing.Must be experienced in Project Based Section 8 and Tax CreditExcellent organizational and time management skills, with the ability to prioritize tasks and meet deadlines in a fast-paced environment.Exceptional communication and interpersonal skills, with the ability to effectively interact with residents, staff, and vendors.Proven leadership abilities, with a track record of motivating and developing teams to achieve goals and objectives.Ability to adapt to changing priorities and handle multiple tasks simultaneously with attention to detail.
